Job summary

Norym Properties seeks a highly experienced Maintenance Manager to oversee maintenance across industrial and residential properties in Gauteng. The role requires hands-on leadership, strong organisational skills, and full accountability for maintenance operations, costs and quality control.

The successful candidate will manage on-site teams and contractors, conduct site inspections, and sign off on completed work, ensuring cost‑effective, high-quality maintenance with end‑to‑end ticket

Qualifications

• Minimum 5 years' relevant experience in property maintenance management.
• Extensive experience in industrial building maintenance and residential property maintenance.
• Practical working experience with Red Rabbit is compulsory.
• Strong technical understanding of building maintenance (electrical, plumbing, roofing, structural repairs).
• Proven experience managing multiple maintenance teams, contractors and projects.

Responsibilities

• Oversee and coordinate all maintenance activities across industrial and residential properties.
• Manage multiple on-site maintenance teams, contractors and service providers.
• Take full ownership of maintenance work from initial reporting to successful completion.
• Conduct site inspections to assess requirements and determine solutions.
• Inspect completed work and sign off on maintenance tasks.
• Ensure maintenance is cost-efficient and meets required standards.
• Coordinate emergency maintenance situations when required.
• Manage end‑to‑end maintenance tickets on Red Rabbit.
• Allocate, quote, approve, track progress and close tickets.
• Record documentation, photos, quotations and supporting information.
• Allocate and bill maintenance costs to landlords and tenants.
