Profile Personnel in Stellenbosch seeks an Asset Manager to drive the financial and operational performance of an allocated property portfolio. This strategic role focuses on maximizing asset value, improving NOI, managing risk and delivering data-driven market insights.
Working with executive leadership, you will develop and implement asset strategies, monitor KPIs, prepare budgets and reports, and identify value-enhancing opportunities across the portfolio.
The Asset Manager will be responsible for driving the financial and operational performance of an allocated property portfolio. This is a highly strategic role focused on maximising asset value, improving Net Operating Income (NOI), managing risk and identifying opportunities to enhance portfolio performance through data-driven decision-making and market analysis.
Working closely with executive leadership, property management, leasing and facilities teams, the successful candidate will develop and implement asset strategies that optimise returns while ensuring long‑term portfolio growth.
Take ownership of the performance of an allocated property portfolio.
Lead monthly management meetings and report portfolio performance to Executive Management.
Monitor financial performance, vacancies, arrears, legal matters and operational KPIs.
Develop and implement strategic asset plans for individual properties.
Drive initiatives to improve portfolio returns and operational efficiencies.
Identify underperforming assets and implement corrective action plans.
Review and optimise property life cycles and recommend disposal or acquisition opportunities.
Prepare, manage and review annual operating and capital expenditure budgets.
Perform ongoing forecasting and variance analysis against budget.
Conduct investment analysis, property valuations and financial modelling.
Analyse income statements, balance sheets, cash flows and asset performance.
Monitor and improve Net Operating Income (NOI).
Review rental proposals and approve commercial terms within delegated authority.
Develop tactical and operational strategies for each asset.
Conduct market and competitor analysis.
Monitor demographic trends and assess portfolio risk exposure.
Identify value‑enhancing opportunities across the portfolio.
Evaluate potential acquisitions, developments and asset disposals.
Prepare weekly and monthly executive reports.
Produce portfolio benchmarking and operational performance reports.
Maintain accurate market intelligence and comparable rental data.
Oversee annual property valuations.
Track weighted average lease term (WALT) performance against targets.
Ensure property information and records remain accurate and up to date.
Maintain asset registers and property management data.
Support facilities management planning and capital projects.
Monitor property operating expenses and implement cost‑saving initiatives.
Assist with risk management reporting and compliance.
BCom Degree (essential).
Postgraduate studies in Property Studies or related field advantageous.
Proven experience in commercial property or asset management.
Strong financial, analytical and commercial acumen.
Solid understanding of property investment principles and valuation methodologies.
Experience managing operating and capital expenditure budgets.
Strong knowledge of financial reporting and performance analysis.
Advanced Microsoft Excel skills.
Proficiency in Microsoft Office Suite.
Experience using MDA Property Management software will be advantageous.
Strong commercial and strategic thinking ability.
Excellent analytical and problem‑solving skills.
Financial modelling and investment analysis capability.
Strong budgeting and forecasting skills.
High attention to detail and accuracy.
Excellent presentation and reporting skills.
Strong communication and stakeholder management abilities.
