Duties & Responsibilities:
The Zone Superintendent supervises and manages thefacilities stewardship program of a geographically distinct zone atthe University. In addition, the Zone Superintendent organizes,leads, instructs, plans, schedules and directs a team of skilledand semi-skilled multi-craft trades; sets and communicatesexpectations related to the goals and objectives of the unit;provides constructive feedback and training to ensure that thenecessary knowledge and skills are in place to accomplish goals;and manages performance utilizing University policies andguidelines including all recruiting, discipline, evaluations andemployee work profiles.
The Zone Superintendent plays a critical role in planning andcoordinating the work of multiple trades to ensure high qualitywork, and exceptional customer service with an eye towardoptimizing efficiency and effectiveness of operations in the zone.Focusing on reinvestment and deferred maintenance programdevelopment, this role assists in the performance of strategicplanning.
The Zone Superintendent is responsible for the repair andmaintenance of building systems, including interior and exteriorinfrastructure. Maximizing availability and minimizing cost ofoperation while providing the customer with the greatest utilityand the highest possible level of service. The role directs allwork in the zone associated with preventative maintenance schedulesto extend the life of the equipment and systems, maximize energyand resource conservation, and minimize emergency servicecalls.
This role provides direction to a trade’s team and is charged withestablishing key performance indicators and metrics. The ZoneSuperintendent consistently develops, utilizes and completesreports/queries, to include workload management reports such asbacklog/aging reports utilizing a computer maintenance managementsystem.
Responsibilities include (but are not limited to):
Performance Management
- Expectations are clear, well communicated, and relate to thegoals and objectives of the department or unit
- Responsible for all recruitments and establishment of employeework profiles and performance goals
- Staff receive frequent, constructive feedback
- Staff have the necessary knowledge, skills, and abilities toaccomplish goals
- Requirements of the performance management system are met andevaluations are completed by established deadlines with properdocumentation
- Performance issues are addressed and documented as theyoccur
- Safety issues are reviewed and communicated to ensure a safeand healthy workplace
Leadership
- Goals are achieved in a timely manner
- Staff is well organized and prepared for tasks at hand
- Staff members have been instructed and understand theobjectives and direction of the group
- Subordinates can assume duties without assistance on shortnotice
- Fosters teamwork and communication within FacilitiesOperations
- Shares information and ideas to improve customer service andpromote Facilities Managements goals
Work Management
- Work is completed safely, efficiently, and effectively
- Reporting is accurate and timely
- Consistently develop, utilize, and complete managementreports/queries
- Priorities are handled in appropriate fashion and according toestablished SOP’s
- Establish, schedule, and oversee zone preventive maintenanceschedules
- Materials necessary to execute maintenance plans are availableto facilitate timely, smooth workflow
- Support all efforts related to AiM, to include AiM Go
Fiscal Responsibility
- Comply with all Procurement and Facilities Management policiesand guidelines
- Work is completed, efficiently and effectively achieving thebest possible results within the budget framework
- Risk Management – Demonstrates a commitment to risk assessment(considering cost, benefit, and impact); utilizes identifiedinternal control mechanisms; practices routine verification of theaccuracy of data
- Complete online reconciliation of monthly credit cardstatements in accordance with established SOP’s
Logistics
- Materials necessary to execute maintenance plans are availableto facilitate timely, smooth workflow
- Purchasing Card and other methods of Procurement are carefullymonitored for discrepancies, corrected quickly, and usedeffectively to achieve organizational goals
Other Duties
- To include being designated to work/on call during emergenciesand inclement weather
- Perform management availability as scheduled, including DutyManager rotation
Training/Coaching
- Work with team members to increase their understanding ofbuilding systems and business practices, including AiM so they aremore self-reliant
Qualifications:
Minimum Qualifications
- Knowledge and demonstrated experience supervising, instructing,directing, leading, evaluating, organizing, scheduling, andplanning a team of skilled and semi-skilled multi-craft trades in aCommercial or Institutional Facility
- Extensive knowledge of facilities maintenance and methods ofconstruction
- General knowledge of the various trades
- Demonstrated ability to work from plans for improvement oralteration of buildings and equipment
- Ability to set priorities, experience managing budgets, overseecontractors and knowledge of the Commonwealth of Virginia’sprocurement system
- Computer skills to include Computerized Maintenance ManagementSystem experience
- Strong leader with excellent written and oral communicationskills and customer service focus
- Exposure to and knowledge of safe work environments inaccordance with OSHA, federal, state, and local regulations, aswell as environmental health standards for indoor environmentalquality
- High school diploma, GED, or equivalent
- Valid Virginia Driver’s License required
- Demonstrated ability to work in and foster an environment ofrespect, professionalism and civility with a population of faculty,staff, and students from all backgrounds and experiences, or acommitment to do so as a staff member at VCU.
Preferred Qualifications
- Experience working in a higher education preferred
- State of Virginia Journeyman License in Electrical, Plumbing orHVAC preferred
Salary Range:
$90,000 - $97,000 + up to $5,000 Sign-onBonus
