Responsibilities

  • Serve as the main point of contact for warranty requests on Roers General Contracting projects.
  • Receive, document, acknowledge, and track warranty requests from owners and property teams.
  • Review requests to understand reported conditions, project history, and warranty periods.
  • Determine warranty items vs. maintenance, owner-responsibility, or non-warranty issues.
  • Coordinate site visits, inspections, and necessary investigations.
  • Develop action plans for approved items with scope, schedule, and responsibilities.
  • Coordinate internal teams, field staff, vendors, and trade partners to complete repairs.
  • Communicate priorities and deadlines to responsible parties and follow up until completion.
  • Verify repairs meet Roers quality standards before closeout.
  • Escalate unresolved warranty matters to leadership.
  • Collaborate with Project Managers and Trade Partners to understand history and determine resolution path.
  • Engage trade partners promptly and coordinate cross-trade work when needed.
  • Maintain professional relationships with owners and teams throughout warranty.
  • Maintain complete warranty records and closeout documentation.
  • Track open items and aging to keep them prioritized.
  • Document decisions if not warranty and communicate clearly.
  • Confirm completion with owners and maintain evidence for closeout.
  • Analyze warranty activity to identify defects and improvement opportunities.
  • Provide trend information to inform future prequalification and planning.
  • Recommend process and documentation improvements based on warranty data.
  • Provide regular status updates to leadership and maintain clear records of commitments.
  • Perform other duties as assigned.

Job Summary

The Warranty Manager is the primary point of contact for warranty requests related to completed new construction projects for Roers General Contracting. Reporting to the Director of Quality and Safety, this role manages warranty requests from initial intake through final resolution, evaluates whether reported concerns qualify as warranty items, and coordinates the appropriate internal teams and trade partners to complete repairs in a timely and professional manner.

The Warranty Manager serves as the central coordinator between owners, property teams, project teams, field operations, and trade partners during the warranty period. This position is responsible for maintaining clear communication, accurate documentation, timely follow-through, and consistent closeout of warranty items while identifying recurring issues and sharing lessons learned that can improve future project quality and trade partner performance.

Responsibilities
Warranty Intake and Assessment
  • Serve as the main point of contact for all warranty requests associated with completed Roers General Contracting new construction projects.
  • Receive, document, acknowledge, and track warranty requests from owners, property management teams, residents, internal stakeholders, and other authorized contacts as appropriate.
  • Review each request to understand the reported condition, relevant project history, contract requirements, warranty periods, and available supporting documentation.
  • Determine whether reported concerns are valid warranty items, maintenance issues, owner-responsibility items, damage, or conditions outside the applicable warranty scope.
  • Coordinate site visits, inspections, photographs, testing, or additional investigation when needed to make an informed warranty determination.
Repair Coordination and Resolution
  • Develop a clear action plan for approved warranty items, including scope, responsible party, schedule, access requirements, and expected completion date.
  • Coordinate internal project teams, field staff, vendors, and trade partners to complete warranty repairs efficiently and with minimal disruption to owners, occupants, and property operations.
  • Communicate expectations, priorities, and deadlines to responsible parties and follow up consistently until work is completed.
  • Verify that completed repairs address the reported issue and meet Roers General Contracting quality expectations before closing the warranty request.
  • Escalate unresolved, recurring, disputed, or high-risk warranty matters to the Director of Quality and Safety and appropriate Construction leadership.
Project Team and Trade Partner Collaboration
  • Partner with Project Managers, Superintendents, Field Operations, and other Construction team members to understand project history and determine the appropriate path to resolution.
  • Engage applicable trade partners promptly and hold them accountable for warranty obligations, response times, repair quality, and required documentation.
  • Coordinate work across multiple trades when a warranty concern involves overlapping scopes or requires sequencing between responsible parties.
  • Maintain professional, solutions-focused working relationships with owners, property teams, internal teams, and trade partners throughout the warranty process.
  • Support transition and closeout planning on newly completed projects so warranty contacts, responsibilities, documentation, and communication expectations are clearly established.
Warranty Documentation and Closeout
  • Maintain complete and accurate warranty records, including request details, photos, correspondence, investigation notes, responsibility determinations, repair status, and completion documentation.
  • Track open warranty items and aging to ensure requests remain visible, prioritized, and actively managed through closure.
  • Document decisions when a request is determined not to be a warranty item and communicate the basis for that determination clearly and professionally.
  • Confirm completion with the appropriate owner or property representative when applicable and maintain documentation supporting final closeout.
  • Ensure warranty documentation is organized, current, and accessible for project teams, leadership review, and future reference.
Quality Feedback and Continuous Improvement
  • Analyze warranty activity to identify recurring defects, building system concerns, material issues, installation trends, and trade partner performance patterns.
  • Provide warranty trend information and lessons learned to the Director of Quality and Safety to inform future trade partner prequalification status for future work.
  • Recommend process, detailing, installation, specification, documentation, or trade partner improvements based on warranty experience.
  • Support quality initiatives intended to reduce repeat warranty issues and improve long-term project performance.
  • Help incorporate warranty findings into future project planning, quality expectations, trade partner accountability, and closeout practices.
  • Make recommendations to the Design Review Board based on warranty history to inform design standards in future projects.
Reporting and Communication
  • Provide regular status updates on open warranty items, aging, recurring issues, responsible parties, and priority concerns to the Director of Quality and Safety.
  • Communicate promptly and professionally with owners, property teams, project teams, and trade partners regarding status, next steps, scheduling, and resolution.
  • Maintain a clear record of commitments, deadlines, decisions, and follow-up actions for each warranty request.
  • Prepare summaries and reports that help Construction leadership understand warranty volume, response performance, trends, and opportunities for improvement.
  • Serve as a reliable resource for questions regarding project warranty responsibilities, processes, and status.

  • Proficiency with Microsoft Office Suite and construction management technology; experience with Procore or similar systems preferred.
  • High integrity - trusted, direct, truthful, and willing to take ownership of outcomes.
Preferred Qualifications
  • Associates degree in Construction Management, Engineering, Architecture, Building Science, Business, or a related field preferred.
  • Equivalent combination of education, training, and relevant construction experience may be considered.
  • 5+ years of experience in commercial or multifamily construction, project management, field operations, quality, project closeout, warranty management, or a related construction role preferred.
  • Experience evaluating construction deficiencies and coordinating corrective work with project teams and trade partners.
  • Experience supporting completed commercial, multifamily, or large-scale construction projects strongly preferred.
  • Experience reading and interpreting construction documents, scopes of work, warranties, and project records.
  • Experience communicating directly with owners, property management teams, clients, and trade partners.
  • Construction, quality, building systems, or project management certifications are preferred but not required.
Compensation and Benefits for Warranty Manager:

Pay Range: $98,000 - $122,500

Compensation is determined by several factors that vary depending on the position, including the individual's experience, skills, and the knowledge they bring to the specific role.
