Warehouse Lead – Florida

Kalos Dwellings Job Type: Full-Time, Non-Exempt, Hourly Supervisor: 30A Operations Coordinator Location: 30A / Florida – In Person

The Warehouse Lead – Florida is responsible for maintaining the organization, efficiency, and day-to-day operations of the Kalos Dwellings warehouse. This position oversees inventory management, receiving, storage, packing, and distribution of supplies and linens supporting our 30A vacation rental properties.

In addition to warehouse responsibilities, this role provides operational support in the field as needed, including property inspections, Breezeway administrative support, supply delivery and pickup, and other in-person assistance at properties.

This position requires someone who is organized, dependable, comfortable working independently, and willing to shift between warehouse operations and field-based responsibilities based on daily business needs.

Essential Responsibilities

Warehouse & Inventory Management

• Track and manage inventory levels to ensure appropriate stock is maintained.
• Keep warehouse inventory organized, labeled, accessible, and accurately documented.
• Conduct routine inventory counts and audits.
• Identify low-stock items and communicate purchasing or replenishment needs to leadership.
• Maintain accurate records of inventory movement, usage, and distribution.

Receiving & Distribution

• Receive incoming supplies, linens, and other property-related materials.
• Verify deliveries for accuracy and communicate any discrepancies.
• Organize and store incoming inventory in designated warehouse locations.
• Prepare linens and supplies for distribution to properties.
• Pack property supply bags accurately and efficiently based on operational needs.
• Coordinate timely delivery and pickup of supplies, linens, and other property items.

Warehouse Organization & Logistics

• Maintain an organized, clean, and functional warehouse environment.
• Manage warehouse layout to maximize space, efficiency, accessibility, and safety.
• Coordinate with vendors and suppliers regarding deliveries and warehouse-related needs.
• Assist with planning and prioritizing daily warehouse tasks based on property demand and operational schedules.

Safety & Compliance

• Follow all company safety procedures and warehouse operating standards.
• Identify and promptly report unsafe conditions or equipment concerns.
• Safely operate ladders, carts, and other warehouse equipment as required.
• Ensure inventory and equipment are stored in a safe and appropriate manner.

Documentation & Reporting

• Maintain accurate records of inventory transactions, warehouse activity, and supply movement.
• Assist with reporting related to inventory levels, usage trends, and operational needs.
• Document discrepancies, damaged inventory, or recurring supply concerns.
• Communicate warehouse needs and operational updates clearly to leadership.

Field & Operational Support

• Conduct property inspections as needed to support property readiness and quality standards.
• Provide Breezeway administrative support, including updating tasks, documentation, or property information as assigned.
• Deliver or retrieve supplies, linens, equipment, or other materials from properties.
• Provide additional in-person support at properties during high-volume periods or as operational needs arise.
• Collaborate with Property Care, Housekeeping, Maintenance, and Hospitality teams as needed.

Additional Responsibilities

• Support other departments when necessary to better understand property operations and assist with overall company needs.
• Complete additional duties as assigned by the supervisor to support the effective and efficient operation of the Florida market.

Qualifications

• High school diploma or equivalent required; degree or additional education in a related field preferred.
• Previous experience in warehouse operations, inventory management, hospitality, property management, logistics, or a related field preferred.
• Strong organizational skills and attention to detail.
• Ability to prioritize tasks and manage multiple responsibilities throughout the day.
• Comfortable working both independently and as part of a team.
• Proficiency with inventory management systems, mobile applications, Microsoft Office Suite, and other workplace technology.
• Strong written and verbal communication skills.
• Reliable transportation and ability to travel locally between properties.
• Ability to safely lift, move, and organize warehouse inventory and supplies.

Physical & Working Requirements

• Work is performed primarily in a warehouse environment with regular work at vacation rental properties.
• Frequent local travel between the warehouse and properties is required.
• Regular standing, walking, bending, stooping, reaching, lifting, and sitting.
• Regular lifting of items weighing up to 50 pounds.
• Occasional lifting of items weighing up to 75 pounds.
• Regular use of ladders, carts, and other light warehouse equipment.
• Occasional use of heavier equipment, including a forklift, when properly trained and authorized.
• Extended or adjusted hours may occasionally be required during high-volume or peak operational periods.
