Kalos Vacation Dwellings is seeking a detail-oriented Property Inspector to inspect vacation rental homes in the Nashville area, ensuring cleanliness, safety, and readiness for guests and owners. Availability Sunday through Friday with rotating Sundays, averaging 30–35 hours per week.

Responsibilities include documenting findings, coordinating with maintenance and housekeeping, and maintaining inspection records to uphold property standards across the portfolio.

Kalos Vacation Dwellings is seeking a detail-oriented and dependable Property Inspector to help ensure our vacation rental homes consistently meet company standards and are ready to provide an exceptional experience for both guests and property owners.

The Property Inspector is responsible for conducting thorough property inspections, identifying maintenance or housekeeping needs, documenting findings, and communicating necessary follow-up to the appropriate teams. This position plays an important role in maintaining the quality, safety, cleanliness, and overall presentation of our properties.

Availability is required Sunday through Friday, with rotating Sundays. This position averages approximately 30-35 hours per week.

Essential Responsibilities

Property Inspections

• Conduct routine inspections of vacation rental properties to evaluate cleanliness, condition, safety, and overall readiness.


• Ensure properties meet Kalos Vacation Dwellings standards prior to guest arrivals and throughout the rental season.


• Identify missing, damaged, worn, or improperly functioning items within the home.

Documentation & Reporting

• Complete detailed inspection reports using photographs, notes, and supporting documentation.


• Clearly communicate maintenance, housekeeping, inventory, or property concerns to the appropriate department.


• Maintain accurate and organized inspection records for operational follow-up.

Maintenance & Housekeeping Coordination

• Identify maintenance concerns, potential safety hazards, and housekeeping deficiencies.


• Communicate issues promptly to ensure concerns are addressed before impacting guests or owners.


• Conduct follow-up inspections when needed to verify that repairs or corrective work have been completed.

Quality Control

• Review completed maintenance, housekeeping, or vendor work to ensure it meets company expectations.


• Help maintain consistent property standards across the Nashville portfolio.


• Identify recurring property concerns and communicate trends to leadership.

Guest & Owner Support

• Professionally interact with guests or property owners when necessary while working in or around occupied homes.


• Immediately communicate any guest or owner concerns requiring additional assistance to the appropriate team member.

Property Standards & Safety

• Identify visible safety concerns or property conditions requiring attention.


• Help ensure properties are maintained according to company standards and applicable safety requirements.

Additional Responsibilities

• Assist with other operational needs as assigned by the supervisor to support the effective and efficient operation of the Nashville team.

Qualifications

• High school diploma or equivalent required.


• Previous experience in property inspection, vacation rental operations, hospitality, maintenance, housekeeping, property management, or a related field preferred.


• Strong attention to detail and ability to identify property condition or quality concerns.


• Excellent organizational and time-management skills.


• Comfortable using mobile applications, inspection software, and other technology.


• Strong written and verbal communication skills.


• Ability to work independently while communicating effectively with a team.


• Reliable transportation and ability to travel locally between properties.


• Ability to manage multiple properties and priorities during a scheduled shift.

Physical & Working Requirements

• Work takes place in a variety of indoor and outdoor environments.


• Frequent local travel between vacation rental properties is required.


• Regular standing, walking, bending, reaching, stooping, and sitting.


• Ability to safely use a ladder and other light equipment when necessary.


• Ability to work in varying weather conditions while traveling between and inspecting properties.


• Weekend and peak-season availability may be required based on operational needs.
