Job summary

Goldman Sachs is seeking a Vice President and Lead Underwriter for the Commercial Real Estate Finance Group's Asset Originations. The role focuses on managing complex CRE debt transactions, leading a team of underwriting professionals, and driving credit decisions from underwriting through closing.

The successful candidate will oversee credit analysis, engage with sponsors and brokers, and coordinate with multiple functions to ensure successful transaction execution.

Qualifications

• 8+ years of commercial real estate underwriting and structuring experience (CMBS and/or balance sheet lending).
• Experience underwriting across major property types (multifamily, office, retail, industrial, hospitality).
• Strong writing and presentation skills with demonstrated success in credit committees.

Responsibilities

• Lead the lead underwriter and primary transaction manager on CRE transactions across property types.
• Perform credit analysis and investment rationale including cash flow, sponsor assessment, valuation and risk.
• Negotiate terms with sponsors/brokers and orchestrate deal structuring and pricing decisions.
• Prepare underwriting recommendations and credit memoranda for approval committees.
• Mentor and train Associates and Analysts to build underwriting judgment and technical skill.
• Coordinate with capital markets, credit, legal, borrowers and advisors to drive deals through closing.
