Atlantic Development Group (“ADG” or the “Company”) is seeking an experienced and detail-oriented Vice President of Property Management to oversee a diverse residential portfolio comprised of market-rate and affordable real estate assets in New York City. Reporting to the CFO, the ideal candidate will work alongside the Company’s maintenance and leasing professionals to oversee property management functions responsible for asset performance. This role requires a seasoned professional who can oversee tenant relations and navigate the complexities of New York City’s affordable and rent-stabilized requirements.
Responsibilities
- Manage the day-to-day operations of four residential properties and select retail units to ensure property financial and operational objectives, as well as regulatory guidelines, are satisfied.
- Control operational and capital expenditures by staying within approved budget constraints.
- Advise on leasing guidelines and rent maximization objectives, including strategic use of concessions and discounts where applicable.
- Promote resident satisfaction and retention by responding promptly to complaints, questions, and requests, and taking appropriate action to resolve issues. Provide regular reporting updates to the CEO and relevant third parties (e.g., lenders).
- Gather, analyze, and interpret current market and economic trends that may impact the portfolio, including developing short- and long-term marketing and leasing strategies to achieve occupancy and revenue goals.
- Ensure property maintenance team members comply with company and government standards (e.g., Local Laws) in responding to and completing resident service requests.
- Approve vendor and service provider invoices by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges appropriately, and managing communication with the company’s accounting department.
- Conduct regular property visits and take appropriate actions to ensure physical aspects of the properties, grounds, and amenities meet safety, appearance, and appeal standards.
- Supervise property staff through interviewing, hiring, onboarding, and training; manage their performance in accordance with company policies and practices.
- Collaborate with the CFO, maintenance, and leasing teams to drive portfolio performance and ensure the successful execution of business plans.
- Ensure compliance with all relevant regulations, policies, and best practices related to asset management.
- Evaluate and implement new property technologies.
Qualifications
- 7+ years of experience in the property management industry.
- Substantial experience managing NYC assets, with familiarity with regulatory agreements and tax abatement programs.
- Strong financial skills, including proficiency in financial modeling and analysis.
- Excellent communication and interpersonal skills.
- Proficiency in Microsoft Excel, Yardi, and other property management software.
