Domo Modular is building housing the way the next industrial company builds a product; not a one-off jobsite.

We are a vertically integrated U.S. housing platform: Domo Modular designs, entitles and develops; Domo Manufacturing fabricates finished volumetric steel modules in our San Diego factory; Domo Construction stacks and delivers the building; Domo Modular Living operates the community. Same system, end to end: from land to lease.

The model is already live. Finished modules (structure, MEP, kitchens, stairs, elevator shafts) leave the factory and lock into place with a patented connection system (no need for onsite welding or internal bolting). On site we have assembled a 60-unit, 7-story San Diego building in about two weeks. Site work shrinks to civil, foundations, and utilities. Factory and field run in parallel. Cost, schedule, and quality stop being weather and trade roulette. Our mission is to scale this into a repeatable process from project to project, picking up efficiencies between all divisions of the company to deliver housing at scale.

We are not a GC looking for the next bid. We develop for our own portfolio in high-demand urban infill markets, with an active San Diego pipeline and expansion across the Southwest. The factory is built for scale. The construction division is the force that turns a manufactured product into cities of homes; repeatedly, safely, and at speed.

This is early days of an industrial housing company. If you want to run a division that has to invent how buildings get built when the product arrives finished on a truck, this is the seat.

POSITION SUMMARY

The Vice President of Construction / General Contracting builds and leads the Construction organization, owning schedule, hard-cost budget, quality, and safety performance across the entire construction pipeline. This role sets construction strategy and standards (SOPs, QA/QC, safety), implements Lean Construction principles across all field and project teams, and approves baseline schedules, hard-cost budgets, major buyouts, and change orders. The VP resolves escalations, oversees risk management (contracts, insurance, claims strategy), and drives compliance across the portfolio. This is a hands-on executive leadership role requiring close collaboration with the Technical Director, Project Coordinator, Project Accountant, Construction Estimating/Procurement, and Site Superintendent functions, as well as cross-functional partnership with Development, Design/Engineering, Manufacturing, and Property Management.

KEY RESPONSIBILITIES

Leadership & Organizational Strategy

• Build and lead the Construction organization: hiring, staffing plans, vendor strategy, performance management, and construction pipeline scheduling.
• Set construction strategy and standards, including SOPs, QA/QC protocols, and site safety programs.
• Recruit, develop, and manage direct reports (Technical Director, Project Coordinator) and provide leadership oversight to Site Superintendents, Project Accountant, Construction Engineer, and the Estimating/Subcontracting/Procurement function.
• Contribute to cross-functional reviews with Development, Design/Engineering, Manufacturing, and Property Management to align construction execution with broader business objectives.
• Develop scalable roadmap to deliver 1,500 dwelling unit per year within first 36 months
• Grow functional group through mentorship and constructive feedback for individual team members

Lean Construction & Operational Excellence

• Implement and champion Lean Construction methods across all project teams, including pull planning, look-ahead scheduling, and constraint log management.
• Drive a culture of continuous improvement and eliminate waste across the construction process (No D.O.W.N.T.I.M.E.).
• Partner with the Technical Director on value engineering, trade sequencing, constructability reviews, and pre-construction activities.

Schedule, Budget & Financial Oversight

• Own schedule, budget, and quality performance across the full construction pipeline; approve baseline schedules and hard-cost budgets.
• Approve major buyouts and change orders; resolve budget, schedule, and scope escalations.
• Manage executive-level reporting, including portfolio dashboards, cash flow, payment requisitions, contingencies, and lessons-learned documentation.
• Review project financial health in partnership with the Project Accountant, including cost-to-complete forecasting, contingency tracking, and owner billing reconciliation.
• Oversee hard-cost estimating, subcontracting, and site material procurement strategy in partnership with the Estimating/Procurement function.
• Guide competitive tendering, bid leveling, and subcontract award decisions for major trade packages.
• Oversee self-performed scope decisions and project scoping matrix development.

Risk, Compliance & Contracts

• Oversee risk management strategy, including contracts, insurance programs, and claims strategy.
• Ensure compliance with contractual, safety, and regulatory requirements across all active projects.
• Support constructability reviews and coordinating module-setting decisions to reduce downstream risk.

Field Execution Oversight

• Provide executive oversight of field execution and site safety culture through the Site Superintendent function, ensuring consistent quality standards, installation sequencing, and schedule protection across all job sites.
• Ensure timely resolution of field constraints, inspections, and punch-list closeout are escalated and addressed at the appropriate level.

QUALIFICATIONS

Education

• Bachelor's degree in Civil Engineering, Construction Management, Architecture, a related Engineering discipline is required.

Licenses & Certifications

• Active General Contractor (GC) license is a plus.
• OSHA 30-Hour Construction Safety Certification preferred.
• Lean Construction Institute (LCI) training or certification (e.g., Last Planner System) preferred.

Experience

• 15+ years of progressive construction experience, including significant experience in a senior leadership or executive construction role.
• Demonstrated experience implementing Lean Construction principles across multi-project portfolios.
• Proven track record managing hard-cost estimating, construction scheduling, procurement, subcontracting, and project accounting oversight.
• Experience in multifamily, mixed-use, or comparable vertical construction preferred.
• Strong background in constructability review, value engineering, and project scoping.
• Strong executive leadership, team-building, and mentorship skills across cross-functional construction teams.
• Excellent financial acumen with the ability to own budgets, forecasts, and executive reporting.
• Skilled negotiator with experience in contract terms, subcontract awards, and change order resolution.
• Effective communicator able to engage with executive leadership, Development, Design/Engineering, Manufacturing, and Property Management stakeholders.
• Proficiency with construction management platforms (e.g., Procore, Smartsheet) and scheduling tools.

WORKING CONDITIONS
