Job summary

ZRS Management is seeking a Make Ready Technician to prepare vacant homes for occupancy in Irving, TX. You will perform repairs, ensure appliances work, and maintain safety standards while coordinating with the property management team.

Responsibilities include inspections, punch lists, inventory control, and timely turnover of units. A team-oriented, detail-focused approach is essential for meeting vacancy targets and delivering quality service to residents.

Responsibilities

• Complete all make-ready tasks within established timeframes to minimize vacancy loss.
• Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.
• Ensure all appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in newly vacant homes.
• Monitor when supplies are needed and fulfill orders with Maintenance Supervisor.
• Conduct thorough inspections of each unit to identify repairs or maintenance needed.
• Communicate and coordinate with other maintenance staff to ensure efficient workflow.
• Maintain accurate records of maintenance tasks and supplies used.
• Notify management of needed supplies or equipment for make-ready tasks.
• Adhere to safety regulations and company policies during repairs and cleaning.
• Ensure tools and equipment are used safely and maintained in good working condition.
• When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas.
• Communicate effectively with the property management team regarding the status of make-ready units.
• Ensure all vacant homes meet ZRS standards prior to move in.
• Walk vacant homes prior to move in and write punch lists.
• Complete and track preventive maintenance during turnover process.
• Complete work orders assigned by Supervisor.
• Provide excellent customer service to residents and potential tenants.
• Comply with Fair Housing requirements and laws.
