Description du poste

The Traveling Operations Specialist is a field-based operations role that provides hands‑on support where the LV Collective portfolio needs it most. Reporting to the Director of Operations, this person steps into temporary property vacancies, supports acquisitions and management takeovers, reinforces LV operating standards, and helps on‑site teams move from plan to execution. Assignments may require travel to a community for three to four weeks at a time.

This role is built for an experienced property manager who is comfortable working in the details, solving problems in real time, and leaving each property stronger than they found it. The Traveling Operations Specialist provides the execution capacity that allows regional and portfolio leaders to remain focused on performance, people, and growth. The position is designed as a development path into a property leadership, multi‑site, or regional operations role.

The right candidate will be energetic, organized, resourceful, and accountable, with a track record of running strong communities and helping teams perform through change.

The ideal candidate will be:
  • A hands‑on operator who sees what needs to be done and moves quickly to complete it.
  • A steady field leader who can step into a vacancy or transition, establish priorities, and earn the trust of the on‑site team.
  • A practical coach who trains teams to the LV standard and reinforces accountability without taking over permanently.
  • Detail‑oriented and audit‑minded, with strong follow‑through until every open item is resolved.
  • Financially aware and comfortable reviewing property reports, invoices, budgets, and operating variances.
  • Adaptable, comfortable traveling frequently, and motivated to grow into broader property or regional leadership.

JOB RESPONSIBILITIES
Traveling Property Support and Interim Coverage
  • Deploy to communities with leadership vacancies, performance needs, or peak‑period demands, typically for three to four weeks at a time.
  • Provide interim on‑site leadership and maintain day‑to‑day operating cadence until permanent leadership is in place.
  • Assess immediate property needs, establish a focused action plan, and communicate progress, risks, and support needs to regional and operations leadership.
  • Support leasing, resident experience, collections, make‑ready, vendor coordination, team accountability, and administrative execution as property needs require.
  • Create a clear handoff at the end of each assignment, including completed work, open items, operating risks, and recommended next steps.
Acquisitions and Management Takeovers
  • Support property acquisitions, openings, and management transitions through on‑site execution before, during, and after go‑live.
  • Help organize and complete transition checklists, staffing and vendor follow‑up, resident communications, systems readiness, document collection, and property setup.
  • Coordinate with Operations, Accounting, Marketing, Facilities, Systems, People Operations, and on‑site teams to keep assigned transition workstreams on schedule.
  • Identify operational gaps quickly, resolve items within the role's authority, and elevate issues that create financial, resident, compliance, or timeline risk.
  • Document lessons learned and recommend improvements to future transition plans, checklists, and training.
Training and LV Standard Execution
  • Train and coach General Managers, Community Managers, leasing teams, and new hires on LV operating standards, systems, and standard operating procedures.
  • Support the onboarding of new property leaders and help them establish a strong weekly operating cadence.
  • Observe on‑site execution, provide real‑time feedback, and confirm that training is translated into consistent practice.
  • Create or improve practical tools, checklists, quick guides, and training materials when recurring gaps are identified.
  • Model LV expectations for ownership, urgency, communication, resident service, and follow‑through.
Operational Audits and Follow‑Through
  • Conduct focused property reviews covering lease files, rent roll, delinquency, renewals and transfers, purchasing, make‑ready, resident experience, Entrata hygiene, and SOP compliance.
  • Track findings through resolution and communicate recurring themes before they become portfolio‑wide issues.
  • Help properties close gaps identified through audits, partner visits, takeover plans, or leadership reviews.
  • Maintain accurate action logs, trackers, and written updates so ownership and deadlines remain clear.
Operational and Financial Support
  • Review property reports, payables, invoice coding, budget variances, delinquency, leasing pace, and other operating indicators to identify issues requiring action.
  • Support turn and move‑in readiness, including pre‑turn audits, vendor and cost tracking, on‑site execution, and post‑turn chargeback review.
  • Assist with month‑end follow‑up, contract and vendor tracking, property reporting, and special operational projects.
  • Compile information from on‑site teams into concise updates with clear findings, actions, owners, and deadlines.
  • Identify opportunities to simplify work, standardize execution, and reduce recurring administrative burden across properties.
Regional and Portfolio Support
  • Serve as flexible support for Regional Managers and the Director of Operations during vacancies, PTO, transitions, turn, move‑in, and other high‑volume periods.
  • Participate in property, regional, and partner calls when assigned and follow through on resulting action items.
  • Support special projects, operating initiatives, policy rollouts, and portfolio audits as priorities evolve.
  • Travel frequently and work evenings or weekends when property conditions, transitions, or peak operating periods require it.
QUALIFICATIONS
  • Three or more years of property management experience in student housing or multifamily housing.
  • Prior experience as a Property Manager, General Manager, Community Manager, or comparable on‑site leader required.
  • Experience leading a community through a full turn, move‑in, lease‑up, opening, or management transition strongly preferred.
  • Experience providing interim leadership, supporting multiple sites, or coaching on‑site teams preferred.
  • Working knowledge of Fair Housing, resident account management, leasing operations, collections, make‑ready, purchasing, and vendor coordination.
  • Comfort reading property financial reports, budgets, general ledger activity, invoices, and variance reports.
  • Proficiency in Entrata or another property management platform and Microsoft Office, particularly Excel, Outlook, and PowerPoint.
  • Ability to travel extensively and remain on‑site for assignments lasting three to four weeks, with schedule flexibility during peak periods.
  • Bachelor's degree preferred; equivalent property management experience will be considered.
SKILLS
  • Hands‑on operator with strong judgment, urgency, and personal accountability.
  • Clear coach and communicator who can build credibility quickly with on‑site teams.
  • Highly organized, detail‑oriented, and disciplined about documentation and follow‑through.
  • Calm and resourceful in unfamiliar environments and periods of rapid change.
  • Able to balance immediate property needs with consistent standards and long‑term improvement.
  • Comfortable working independently while knowing when to escalation risk or ask for support.
  • Collaborative across Operations, Leasing, Marketing, Accounting, Facilities, Systems, and People Operations.
  • Motivated to grow into a property leadership, multi‑site, or regional operations role.
