Qualifications

• Bachelor's degree required; Master's preferred but not mandatory.
• Minimum 5 years in Title Analysis, Title Curative, Recording and Vendor Management.
• Strong understanding of real estate laws and regulations.
• Experience with title insurance is a plus.
• Ability to manage multiple projects and meet deadlines.
• Excellent communication and interpersonal skills.
• Familiarity with legal terminology and real estate practices.
• Ability to work independently and as part of a team.

Responsibilities

• Preliminary Title Report Review and Analysis.
• Review preliminary title reports, title commitments, abstracts, and title search documents.
• Identify and analyze title defects such as liens, easements, encumbrances, and vesting issues.
• Escalate and resolve complex title problems outside underwriting guidelines.
• Develop and execute plans to resolve identified title defects.
• Coordinate with sellers, lenders, county offices, and other parties for documents.
• Draft corrective deeds, affidavits, or subordination agreements.
• Negotiate with lienholders and other entities for releases.
• Manage a pipeline of curative files meeting deadlines.
• Oversee Title Company and Vendors; act as primary contact for title insurers and abstractors.
• Track progress of title searches and document recordings with vendors.
