Job summary

Green Diamond Shared Services LLC is seeking a Real Property Project Manager based in Bogart, GA, with 3–5 years of rural real estate experience. You will lead timberland property sales, value assets, and close deals while coordinating with brokers and internal teams.

You will market properties, evaluate HBU opportunities, and drive acquisitions across the Southern footprint. A strong background in financial modeling and GIS is essential, with travel and cross-functional collaboration expected.

Qualifications

• Bachelor's degree in Real Estate, Business Administration, Forestry or related field.
• 3–5 years of experience sourcing, valuing and managing rural real estate transactions or development projects.
• Strong knowledge of appraisal principles, valuation methods and discounted cash flow analysis.
• Advanced analytical and financial modeling skills, with strong Excel skills.
• Experience with GIS tools and data analysis.
• Excellent writing, speaking and presentation skills.
• Strong interpersonal skills and ability to influence across teams.
• Self-starter, organized, able to manage multiple priorities.
• Professionalism and ability to handle confidential information.
• Commitment to safety in the workplace.

Responsibilities

• Find and evaluate higher and better use opportunities across timberland portfolio.
• Run financial analyses to set property values and returns.
• Collaborate with land management, finance, legal and operations.
• Build and present business cases for selling or repositioning properties.
• Lead due diligence including title review and environmental assessments.
• Negotiate deals with buyers, developers and partners.
• Manage end-to-end transaction processes from marketing to closing.
• Monitor market conditions and maintain broker relationships.
