Applied Digital is seeking a collaborative TFO Preconstruction Manager to lead front-end planning, budgeting, scope definition, and contracting support for Tenant Fit-Out projects. You will translate tenant requirements into budgets, BOE, and contract documentation, coordinating with design, procurement, and campus leadership to ensure well-defined scope and executable handoff packages.

This role travels up to 35% to active campuses and vendor sites, with remote/onsite coordination and a focus

Qualifications

• Bachelor's degree in related field (CM, Eng, Arch, QS) preferred.
• 8+ years in preconstruction, estimating, PM, cost management, or design-build on large capital projects.
• Experience supporting data center, mission-critical, or complex tenant improvement projects preferred.
• Experience developing budgets, Basis of Estimate docs, procurement packages, milestones, and contractor scope reconciliations.
• Owner-side, GC, or preconstruction consulting experience preferred.

Responsabilités

• Lead front-end planning and scope definition for TFO projects.
• Develop initial budgets and Basis of Estimate documentation.
• Coordinate with procurement, design, and construction teams.
• Prepare RFPs, bid forms, and contract exhibits.
• Transfer handoff packages to campus execution teams.
• Identify scope gaps, risks, and long-lead constraints before turnover.
