Job summary

Douglas Elliman Property Mgmt in New York City seeks a hands-on Superintendent for a luxury condominium. This live-out position offers a salary commensurate with experience.

Responsibilities include maintaining common areas, supervising a small staff, ensuring compliance with NYC laws, coordinating maintenance with contractors, and responding to emergencies. Certification in Fire Safety, Lead Paint Inspections and Standpipe Systems is required.

Qualifications

• Excellent client service and interpersonal skills required.
• Strong working knowledge of building systems and NYC local laws.
• Proven organizational skills, computer literate and experience with budgeting and invoice approvals.
• Experience with apartment renovations and capital projects.
• Must be certified in Fire Safety, Lead Paint Inspections and Standpipe System.

• Responsible for repairs and maintenance in common areas and building exteriors.
• Maintain inspection logs for standpipe/sprinkler and all federal, state and city regulations.
• Carry out and oversee preventative maintenance programs throughout building.
• Complete work orders with staff.
• Coordinate building maintenance systems with contractors and supervisors.
• Respond to emergency calls and rectify existing condition.
• Orient and train employees to perform maintenance activities and tasks.
• Enforce the Board's House Rules and Alteration policy.
• Attend Board meetings, as necessary.
• Manage small staff of four employees.
