Position Summary: Responsible to install, maintain, and repair Boiler/Chiller equipment. Cooling tower maintenance, HVAC preventive maintenance, maintaining low pressure steam system, pumps, plumbing and other duties involved with building maintenance including snow removal and weather-related incidents. Web control and Johnson controls programs.

Essential Job Functions
  1. Install, maintain, and repair residential and commercial plumbing and HVAC equipment consistent with plumbing and electrical codes.
  2. Perform routine maintenance on Boilers, Chillers, and Cooling Towers.
  3. Strong knowledge of BAS/EMS (building automation systems/Energy Management systems) preferred. Note: Unity's current system: Metasys/Automated Logic.
  4. Ownership of Preventive Maintenance program associated within assigned area.
  5. Prioritize and meet all work order requests in a timely and effective manner.
  6. Recognize and report hazardous conditions requiring immediate action.
  7. Coordinate assigned work orders with other departments, on ground residents, guests and employees.
  8. Proven ability to work with minimal supervision and demonstrate self-motivation.
  9. Adhere to all company policies and procedures including all safety guidelines, including compliance with regulations regarding the handling and disposal of hazardous materials.
  10. After hours/weekends and on-call rotation responsibilities to meet the demands of Maintenance department.
  11. Utilize electronic time management system to input time and attendance for self.
  12. Work with minimal supervision and demonstrate self-motivation.
Non-Essential Functions
  1. Provide assistance with other maintenance personnel as needed for the completion of work orders.
  2. Demonstrate customers service skills with each department interaction and work order requests.
  3. Assist in Campus snow removal, as required.
  4. In conjunction with the Supervisor and Director, estimate and give recommendations on all building systems for repair costs and projects.
  5. Self-starter, motivated, and ability to work and function with little supervision at times.
Qualifications
Education
  • Minimum high school diploma or GED equivalent.
  • Current Refrigeration Transition and Recovery Universal Certification.
  • Valid Driver's license.
  • Vocational or technical school in heating, ventilating, air conditioning strongly preferred.
  • Chiller and low-pressure Steam experience Preferred.
Computer Skills
  • Minimum basic end user of a keyboard, capable of data entry/ inputting information in the electronic time management system.
Certificates & Licenses
  • Current Refrigeration Transition and Recovery Universal Certification covering Type 1, Type 2, and Type 3 equipment.
  • Boiler certification or acquired within the first-year employment date.
  • Water Treatment Certification or acquired within two years of employment date.
  • Valid Driver’s license.
Experience
  • Two (2) to five (5) years' experience in the Industrial mechanical, electrical and plumbing trades.
  • Ability to repair and replace pumps, motors, and HVAC equipment.
  • Two (2) to five (5) years in demonstrating the ability to troubleshoot and identify the correct and most cost-effective solutions.
  • Two (2) to five years (5) experience Interpersonal and communication skills to effectively interact with all levels within the organization.
  • Work with Excel & Microsoft programs.
