Job summary

EMCOR Facilities Services in Houston, TX seeks an HVAC Technician II to support the Facility Maintenance Manager in preventative, corrective, and general maintenance of HVAC systems for the Client.

Duties include daily system assessments, maintaining a clean work environment, testing and data analysis, and adherence to safety standards; responsibilities cover equipment, boilers, chillers, controls, and kitchen refrigeration, with documentation and CMMS coordination.

Qualifications

  • High School Diploma or GED with formal HVAC operations training.
  • 5+ years of related experience.
  • Valid driver's license and applicable certifications/licenses, including Universal Refrigeration License.

Responsibilities

  • Maintain, install, repair HVAC equipment and related systems.

  • Perform preventive maintenance and update maintenance logs.
  • Assist with chemical water treatment and electrical controls where required.

Job Summary

In a safe, efficient and professional manner the HVAC Technician II will support the Facility Maintenance Manager in the preventative, corrective, and general maintenance of HVAC systems for the Client.

Other duties include daily assessments of systems, maintaining a clean working environment and various duties assigned by the Facility Maintenance Manager, while adhering to all safety and health standards.

The HVAC Technician will be responsible for performing maintenance of HVAC equipment, production chillers and boilers, controls located throughout buildings, and kitchen refrigeration. Performing tests, rounds and analysis of data to assure the proper functioning of equipment. Responsible for performing work according to manufacturing standards and following the change process of qualified core equipment and components.

Essential Duties & Responsibilities
  • Ensures facility maintenance according to established standards and identifies deficiencies through regular and thorough inspection of building premises.
  • Maintain, install, move, troubleshoot and repair all related HVAC equipment.
  • Monitors operation, adjusts and maintains refrigerant, heat exchangers, HVAC equipment and systems, chilled water, air conditioning equipment, boilers, pumps, valves, piping and filters; records readings as necessary to ensure proper operation and notifies appropriate parties of any problems or malfunctions.
  • Maintain strong working knowledge of the mechanical functions associated with HVAC systems and equipment.
  • Maintains inventory of filters and refrigerant.
  • Responds to heating and cooling problems and performs repairs as necessary.
  • Administers preventive maintenance program including machine history, maintenance and lubrication logs and follows through on maintenance needs and deficiencies.
  • Maintains operating logs including temperatures, pressures and plant equipment inspections.
  • Maintains operation and maintenance manual for all equipment.
  • Ensures accurate and timely documentation.
  • Analyzes the operation of various systems, determines causes of any problems or malfunctions and takes corrective action as required.
  • Performs preventative maintenance on all base building and critical system equipment, assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting immediate clean‑up, completing the preventative task sheet, returning tools and supplies to appropriate locations, and advising the Maintenance Manager of any equipment problems.
  • Assists with chemical water treatment program of all systems such as chilled water, condenser water and closed hot water loops (may require Electrical Journeyman).
  • Installs, repairs and maintains electrical controls, switching and motor controls (may require Electrical Journeyman).
  • Wires single and three phase motors (single and two speed); runs conduit; pulls wiring to machinery, motors, operating parts, etc.
  • Assists other mechanics and operators with major repairs and maintenance of building and equipment.
  • Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.
  • Maintains tools and orders supplies as required for installation and repairs.
  • Works closely with CMMS Planner/Scheduler to optimize the Preventative Maintenance Program.
  • Complies with departmental policy for safe storage, usage and disposal of hazardous materials.
  • Follows safety practices, and utilises protective clothing and equipment as required by OSHA; knows whereabouts of all emergency equipment.
  • Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.
  • Performs other various duties as assigned.
Qualifications
  • High School Diploma or GED. Must have successfully completed formal training programs on HVAC operations. Documentation or certificates will be required. Must be 21 years old or older.
  • Five (5) or more years of related experience.
  • Must possess applicable certifications, licenses and a valid driver's license.
  • Universal Refrigeration License.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, write routine reports and correspondence, and speak effectively before groups of customers or employees.

Work Environment

Work in an environment where safety equipment such as steel toe shoes, hearing protection, noise protection, hardhat, eye protection and hand protection is required. Abide by OSHA guidelines including lock-out/tag-out, HAZCOM guidelines and all other safety initiatives.
