ESSENTIAL DUTIES & RESPONSIBILITIES

General description of main/primary duties and responsibilities of the job, aptitude, level of complexity, span of control, autonomy, decision making and judgement. It is central and necessary to the satisfactory performance of the job. Includes the following and other duties as assigned.

Under limited supervision this position will:

  • Be responsible for communicating and partnering with various Landowners to secure Surface Use Agreements (SUA) for operation.
  • Identify Land ownership from both Company and public records.
  • Research, review, and analyze Land Title, and identify discrepancies and outline curative requirements.
  • Continuously negotiate with Landowners and draft agreements for manager's review and approval.
  • Review, prepare, analyze, and interpret all land and surface related agreements, amendments, deeds, easements, leases, permits, and licenses.
  • Secure required agreements and partner with various departments on a regular basis to meet operational objectives.
  • Serve as a liaison between internal departments, developers, cities, counties, etc. and maintain a good relationship with the Landowners, general public, and regulatory agencies.
  • Professionally handle all complaints and inquiries by the Landowner and general public, arbitrate disputes, or resolve grievances that may arise due to related business activities.
  • Effectively negotiate and resolve encroachments, damage claims, property damage settlements, and loss claims associated with capital projects and day-to-day operations. Therefore, reducing the cost to the Company and maintain facilities.
  • Assist the Community Relations department with investigations.
  • Perform other duties as assigned.

QUALIFICATIONS

  • High School Diploma or equivalent.

  • Posses good working knowledge of the Microsoft Office Suite including Excel, Word, etc. and use/ operation of standard office equipment.

  • Functions as an individual contributor with no supervisory responsibilities.

WORK ENVIRONMENT

Both Office and Field Related:

  • Job is performed in both the office and in the field work environment.
  • Approximately 40% in the office and 60% in the field.

This position may be subject to:

  • Exposure to computer screens and requires regular use of a computer, keyboard, mouse, and multi-line telephone system.
  • Extreme Cold and Heat: temperatures typically below 32 o F or above 100 o F for periods of more than one hour. Consideration should be given to the effect of other environmental conditions as wind, rain, snow, and humidity.
  • Noise: there is sufficient noise to cause the worker to shout in order to be heard above ambient noise level.
  • Vibration: exposure to oscillating movements of the extremities or whole body.
  • Confined Space: work areas large enough for individual to enter, limited means of entry or exit, and not designed for continue occupancy.
  • Hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to chemicals, combustibles, explosives, etc.

HOURS / SHIFTS

  • Regular business hours.

PHYSICAL DEMANDS

  • Regularly required to sit, stand, walk, and reach with hands and arms.
  • Minimally lift, push, carry and/or move up to 25 pounds.
  • Minimally be able to bend, stoop, crouch, etc.
  • Usual field site/location visits may present more strenuous exertion than office work.
  • Regular amount of traversing through challenging terrain to perform work, evaluate sites and conditions, inspect equipment/assets, etc.

TRAVEL

Approximate amount of time.

  • Regular travel may be required to other locations.
  • Regular travel to Company's field operations and/or offices. Approximately 60% of time in field.
