Job summary

THS National, LLC, a full-service general contractor focused on multifamily renovation, seeks a Construction Superintendent in Charleston, SC. You will plan, direct and coordinate construction activities, ensuring projects meet budgets, schedules and quality standards across the SC/GA region.

The role requires at least 3 years onsite superintendent experience, strong vendor coordination and travel readiness. Competitive salary range of $70,000–$80,000 with benefits.

Qualifications

• Minimum of 3 years as an onsite superintendent in construction.
• Experience working on renovation projects.
• Strong communication, detail-oriented and deadline-focused.
• Ability to read blueprints, work orders, safety rules and manuals.
• Experience building relationships with sub-vendors and coordinating with vendors.
• Travel across SC/GA region preferred.

Responsibilities

• Assist the project manager with property inspections, obtaining permits and meeting budgets.
• Coordinate inspections with local building inspectors and fire authorities.
• Meet with maintenance staff after close to verify punch items and scope.
• Evaluate specifications to ensure start/completion dates and trade coordination.
• Ensure safety policies are followed by THS employees and trade partners.
• Inspect properties and units under construction and coordinate repairs as needed.
• Assist PM in approving invoices pertaining to the project.
• Ensure work is on schedule and within budget with proper scope.
• Document daily/weekly reports in Procore for PM and customers.
• Assist in procuring materials, trade partners, and vendors.

Location: Charleston, SC (With travel around the SC/Georgia region)

Rate: $70k - $80k (Negotiable DOE)

General Purpose

The Construction Superintendent, you will plan, direct and coordinate activities pertaining to the construction, renovation, and maintenance of an assigned multi-family property in accordance with company policies, property documents, and governmental regulations. Ultimately, the Construction Superintendent’s duties are to ensure that all projects are completed on time, within budget and meet The Highest Standard.

ESSENTIAL JOB DETAILS:

• Assists the project manager with conducting property inspections, obtaining all necessary permits and meeting and/or beating budgets.
• Coordinates with the property manager in scheduling inspections with local building inspectors and local fire authorities.
• Meets with existing building maintenance staff upon closing to ensure necessary punch items and scope has been met.
• Evaluates specifications for plan procedures, start and completion dates are met and proper trade partners are secured and notified.
• Ensure all safety policies are followed by THS employees and trade partners
• Inspects property and units under construction regularly to ensure the work conforms to specifications, budget and schedule and initiates any repair or replacement needs and/or adjustment of working procedures. Regularly communicates with the project team regarding unit and property improvement status.
• Assists PM in approving some invoices pertaining to the construction project
• Ensure work done per schedule per contract on time on budget with proper scope of work.
• Document all daily/weekly reports in Procore for PM and customers.
• Assists in procuring materials, trade partners, and vendors for projects.

MINIMUM QUALIFICATIONS

• A Minimum of 3 years as an onsite superintendent in the construction field
• Experience working on renovation projects
• Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented.
• Ability to read and understand blueprints work orders, safety rules, operating and maintenance instructions, and procedure manuals.
• Experience building relationships and working onsite with sub-vendors
• Exposure to multiple construction trades, both interior and exterior
• Ability to interact effectively with customers, vendors and employees at all levels of the organization.
• Previous work on multifamily projects preferred Ability to travel
• Ability to travel
