City of Methuen Employment Opportunities

The Building Maintenance Superintendent is responsible for the overall management, maintenance, repair, and safe operation of municipal buildings and facilities. This position plans, coordinates, supervises, and performs building maintenance activities involving HVAC systems, plumbing, electrical systems, carpentry, mechanical equipment, grounds, building security, and general facility operations. The Superintendent supervises maintenance personnel and contractors, develops preventative maintenance programs, coordinates emergency repairs, monitors building conditions, and ensures municipal facilities are maintained in a safe, functional, efficient, and cost-effective manner. The position requires considerable independent judgment, technical knowledge, organizational ability, and the ability to effectively coordinate maintenance activities across multiple municipal facilities.

Qualifications:

High school diploma or equivalent and a minimum of five (5) years of progressively responsible experience in building maintenance, facilities management, construction, or a related building trade, including at least two (2) years in a supervisory or lead capacity. A current, valid Journeyman or Master Electrician license issued by the state of Massachusetts is required at the time of application. Working knowledge of the National Electric Code (NEC) and applicable state and local safety codes is essential. Experience diagnosing, repairing, and maintaining traffic signal systems and related municipal infrastructure — including signal controllers, detection systems, and associated wiring and conduit — is required; familiarity with MUTCD (Manual on Uniform Traffic Control Devices) standards is preferred. The candidate will be responsible for assessing signal malfunctions, coordinating emergency repairs, and managing outside contractors or vendors for work beyond in-house capability, The candidate must be familiar with snow and ice removal operations and be available to participate in winter maintenance activities, including plowing, sanding and emergency response during storm events, which may require work outside or regular business hours, including nights, weekends and holidays. Strong organizational and communication skills are required to manage vendor contracts, coordinate capital improvement projects, supervise maintenance staff, and respond to emergency facility issues outside of regular business hours. A valid drivers license and the ability to pass a background check are required.Bilingual Spanish/English preferred.
