Job Overview

Superintendent – Modernization (Washington, DC). Responsible for managing modernization projects and crews, ensuring timely and profitable completion, meeting budgetary plans and growth targets.

Essential Job Functions
  • Supervise modernization field employees, providing direction, training, communication of company policies, hiring, performance management, and progressive discipline.
  • Administer company safety program, perform safety audits as required, and emphasize safety to all employees.
  • Plan, direct, and prioritize elevator modernization projects and manpower using project management software and scheduling tools.
  • Use accounting reports to track job status, identify risk and opportunity, and report any issues prior to revenue.
  • Manage jobsites from survey through completion, document progress, troubleshoot mechanic problems, conduct quality audits, and review progress with customers.
  • Manage subcontractor schedules and performance on turnkey projects.
  • Develop and maintain strong relationships with owners, elevator consultants, and architects.
  • Identify, review, and approve change orders, purchase orders, elevator turnover authorizations, accounts receivable, and other necessary approvals.
  • Maintain up‑to‑date knowledge of federal, state, and local elevator industry codes.
  • Maintain familiarity with company SOPs and products, attend training, review factory updates, and coordinate with corporate departments and regional operations.
  • Mediates and resolves complaints from external and internal customers, including union matters.
  • Determine necessary materials and coordinate subcontracting.
  • Conduct weekly crew visits and day‑one visits to manage safety, site activities, and progress, documenting findings.
  • Perform other duties as assigned.
Education & Experience
  • Thorough knowledge of the construction industry and general management skills, or general business knowledge typically obtained through a bachelor’s degree; or two years of experience managing at a branch departmental level; or equivalent combination of education and experience.
  • Ability to write reports, contract proposals, and business correspondence.
  • Ability to present information effectively and respond to questions from management and customers.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret a wide range of technical instructions in mathematical or diagram form and manage multiple abstract and concrete variables.
Salary & Benefits

Salary range: $105,000–$143,000. The role offers a car allowance or company vehicle, a fuel card, and an annual incentive program.
