Job summary

Manatal is seeking an experienced Superintendent to lead field operations on luxury custom residential builds in the Scottsdale area. Overseeing site prep to final punch, you will coordinate trades, manage look‑ahead schedules, ensure quality and safety, and deliver high‑finish homes on time.

The role requires 5+ years in luxury residential construction, a proven track record on $5M–$10M homes, and strong communication with architects, designers, and project managers.

Qualifications

• Minimum 5 years of superintendent/field leadership in luxury custom residential construction.
• Proven track record on high‑end builds in the $5M–$10M range.
• Ability to read architectural drawings, structural plans, and specifications; direct field work to maintain design intent.

Responsibilities

• Run daily field operations from site prep through final punch and client handoff.
• Build and maintain look‑ahead schedules; sequence subcontractors and deliveries to keep work moving.
• Coordinate and supervise all trades on site; hold subs to schedule, workmanship, and cleanup.
• Conduct daily quality control walks to protect design intent and catch issues early.
• Schedule and attend municipal inspections; resolve corrections quickly.
• Enforce jobsite safety standards, OSHA requirements, and site cleanliness.
• Read and interpret drawings to direct field work accurately; resolve field conflicts with PM/architects.
• Track material deliveries, verify quantities, and flag procurement issues before they affect schedule.
• Maintain daily logs, progress photos, and field documentation; manage punch lists and final walk‑throughs.

Job description

This company is looking for an experienced Superintendent to run the field on luxury custom residential builds ranging from $5M to $10M. You will own the jobsite day to day, including trade coordination, schedule, quality, safety, and inspections. You will be the person on site making sure the work gets built right, built on time, and built to the finish standard these homes demand. If you take pride in craftsmanship and run a clean, organized site, this is the role.

Key Responsibilities

• Run daily field operations on luxury custom home builds from site prep and foundation through final punch and client handoff
• Build and maintain look-ahead schedules, sequencing subcontractors and deliveries to keep work moving without downtime
• Coordinate and supervise all trades on site, holding subcontractors accountable for schedule, workmanship, and cleanup
• Conduct daily quality control walks to protect design intent and catch issues before they get covered up
• Schedule and attend municipal inspections and resolve any corrections quickly
• Enforce jobsite safety standards, OSHA requirements, and site cleanliness at all times
• Read and interpret architectural drawings, structural plans, and specifications to direct field work accurately
• Work closely with the Project Manager, architects, and interior designers to resolve field conflicts and RFIs
• Track material deliveries, verify quantities, and flag procurement issues before they affect the schedule
• Maintain daily logs, progress photos, and field documentation
• Manage punch lists and final walkthroughs to deliver a finished product that meets client expectations

Required Qualifications

• 5+ years of superintendent or field leadership experience in luxury custom residential construction
• Proven track record running high-end builds in the $5M–$10M range
• Strong understanding of construction sequencing, building codes, and high-end finish carpentry, millwork, and stone work
• Ability to read and interpret architectural drawings, structural plans, and specifications
• Experience coordinating trades and working alongside architects, designers, and project management
• Strong communicator who can hold subcontractors to a high standard while keeping good relationships
• Highly organized with sharp attention to detail
• OSHA 30 preferred
• Familiarity with the Scottsdale and Paradise Valley luxury residential market preferred
• Valid driver's license and clean driving record
