Job Purpose
Responsible for the maintenance and housekeeping of interiors and exteriors of all properties owned by CenterLight Healthcare.
Responsibilities
- Inspects all heating systems and performs necessary repairs and maintenance on gas and oil systems.
- Inspects roofs, sewers, drains, and all public areas to determine the necessary maintenance and housekeeping.
- Inspects all utility rooms to determine repairs needed.
- Assists the Maintenance Mechanic with day‑to‑day operation, removal of garbage, and cleaning of exterior areas and chutes.
- Assists in completing all repairs found during annual inspections.
- Performs other daily and monthly preventive maintenance.
- Determines the priority of work orders.
- Participates in on‑call rotation and assignments routinely and as needed.
- Completes annual evaluation for the Maintenance Mechanics.
- Schedules work orders and plans completion of repairs.
- Maintains supplies inventory and notifies Management Office.
- Performs necessary electrical, plumbing, and carpentry repairs as needed.
- Projects future major and minor repairs and obtains necessary cost estimates.
- Prepares and submits all necessary administrative reports.
- Performs any other duties as assigned.
Qualifications
- High school diploma.
- Technical knowledge of building systems.
- Two years’ experience in building maintenance and repairs.
- One year of experience in the supervision of building personnel and services is preferable.
- Ability to obtain technical licenses required by the City of New York within the first twelve months of employment, including:
- S‑12: Certificate of Fitness for Citywide Sprinkler Systems
- S‑13: Certificate of Fitness for Citywide Standpipe Systems
- S‑95: Supervision of Fire Alarm Systems
Physical Requirements & Work Environment
- Must be able to safely work in construction zones, machine and boiler rooms, rooms with mechanical, electric, and communication panels, water and sewage pumps, elevator access rooms, HVAC units, fuel sources, roofs, and ceilings.
- Must be able to sustain certain physical requirements: standing up to 8 hours a day, sitting/stationary positions up to 6–8 hours a day, lifting/pushing/pulling up to 75 pounds, bending/squatting for extended periods, navigating stairs, ladders, scaffolds, and other elevated work areas.
- Must be able to travel and walk between sites and work areas throughout the day.
- Must demonstrate agility and fine motor skills to operate equipment, tools, switches, dials, etc.
- Must have adequate visual acuity to assess conditions from floor to ceiling and read documentation accurately; eye protection required for some tasks.
- Must possess adequate hearing and verbal skills to listen, document, and communicate effectively.
- Must demonstrate good decision‑making, cognitive ability, and rational processing to satisfy the job’s essential functions.

Salary
Salary Range (Min–Max): $35,000.00 – $45,000.00
