Job summary

Archstone Builders in New York City seeks an experienced Superintendent to reliably deliver projects on time and within budget, exceeding client expectations. You will directly supervise field labor, including subcontractors and craft workers, with a focus on leadership, organization, and time management.

Qualifications

• Five+ years of experience as a Superintendent, preferably in interior, high-end commercial work.
• Proven track record managing complex projects in occupied spaces.
• Capable of managing multiple quick-turnaround projects simultaneously.
• Proficient at reading and interpreting commercial construction plans and specs.
• OSHA 10 Construction Safety and Health Certificate; Scaffold User Certificate.

Responsibilities

• Overall management of field operations.
• Create and manage project schedule.
• Coordinate subcontracts, drawings, and specifications.
• Establish budgets and control costs.
• Identify causes of cost variances and mitigate them.
• Identify project risks and implement mitigation measures.
• Communicate quality standards to subcontractors and vendors.
• Conduct systematic quality control inspections.
• Follow company safety program, OSHA standards and regulations.
• Manage jobsite cleanliness.
• Prepare daily time cards for personnel under supervision.
• Prepare daily logs.

We provide our superintendents with the necessary support and resources to excel in their roles and make sure all projects are completed to the highest standard. The Superintendent directly supervises the field labor force, including subcontractors and laborers/craft workers. The candidate must demonstrate strong leadership, organizational, and time management skills. They must also have strong client service skills and an understanding of all of the trades associated with commercial interior construction and high-end renovation projects.

Qualifications & Skills

• At least five years of relevant experience as a Superintendent, preferably in interior, high-end commercial general contracting
• Must have a proven record of managing complex projects in occupied spaces
• Capable of managing/coordinating multiple quick turnaround projects simultaneously
• Demonstrate proficiency in reading commercial construction plans and specifications
• 10-Hour OSHA Construction Safety and Health Certificate
• 4-Hour Supported Scaffold User Certificate
