Alliance Residential is seeking a Project Manager/ Superintendent-level professional to lead construction scheduling, safety, and quality control for a multi-use development in Atlanta.

The role involves coordinating with the Project Manager, Project Engineer, and subcontractors to ensure on-time delivery and compliance with plans and regulations.

Qualifications

  • High School required; Bachelor's degree in construction management, real estate, or a related field preferred.
  • Strong knowledge of mixed-use building project components including site-work, foundation and structural systems, wood framing, interior finishes, and mechanical and electrical systems.
  • Excellent software skills including Excel, Word, PowerPoint, Adobe Professional, and Outlook.
  • Exemplary customer service and excellent communication skills.

Responsibilities

  • Develop and maintain the overall project schedule and short interval schedules to meet occupancy and final delivery timelines.
  • Implement and maintain a job-specific Safety plan.
  • Walk project regularly to verify progress and alignment with schedule and quality expectations.

What You'll Do

  • Working with the Project Manager and key subcontractors, participate in the development of the overall project schedule, develop and maintain short interval schedules to comply with the time frames for delivery of phased occupancies and the final product. Adjust work as needed to achieve safe, quality workmanship.
  • Implement and maintain a job specific Safety plan.
  • Walk project regularly to establish firsthand knowledge of project progress and the alignment with schedule and quality expectations.
  • Participate in the development and implementation of appropriate portions of the project’s Quality Control plan.
  • Working with the Project Engineer and Project Manager, organize and secure all required permits needed by Alliance or subcontractors for construction work.
  • Plan and review the construction plan with the Project Manager including procedures, job layout of turn sequence, equipment, systems, and manpower.
  • Manage Project Engineers and Assistant Superintendents with regards to field documentation within project management software for daily reports, drawings, RFI, etc.
  • Maintain thorough understanding of project cost estimates and take steps to correct work if it is at risk of not being performed within the established budget.
  • Study, review and understand all construction drawings and specifications to ensure work is performed in accordance with legal and company standards.
  • Enforce company policy and procedures on jobsite throughout the life of the project.
  • Working with Assistant Superintendents, coordinate, direct and monitor the activities of the subcontractors and suppliers.
  • Work with the Project Manager and the Project Engineer in scheduling and expediting the delivery of materials and equipment furnished by Alliance and subcontractors, and assumes the primary responsibility for their timely delivery.
  • Direct and train field associates including subordinate supervisory personnel.
  • Manage project security in accordance with company standards.
  • Maintain and update project reports documenting the progress of the project as well as noting any problem areas that affect the timely completion of the planned activities. Daily Project Reports are to be copied weekly and given to the Project Manager for distribution to the Vice President.
  • Ensure that appropriate notices are given and communicate with the main office concerning weather changes, impact, delays, etc.
  • Coordinate, direct, and schedule all test and inspection activities of agencies and governmental authorities.
  • Expedite all site needs for subcontractors, material, construction equipment, and labor.
  • Meet with supervisors on a daily, weekly, and monthly basis to communicate production expectations and their results as recognized through the cost reporting system.
  • Develop, manage and maintain the project schedule, subcontractor specialty schedules, short interval schedule as required to guide construction to a successful completion. The three week look ahead schedule is to be given to the Project Manager weekly for distribution to the Vice President.
  • Assure the continuing development of the project associates through performance evaluations, varying assignments, training, and maintaining a positive project morale.
  • Make recommendations and modifications regarding office performance, business needs, etc.
  • Manage and update daily a project as-built set of plans throughout duration of project to be used for project close out and maintenance purposes.
  • Other duties as assigned.

  • Attention to detail and follow-up skills
  • Ability to multi-task and change focus quickly to accommodate service needs of associates and office guests.
