Job summary

Imperial Contracting, LLC in Scottsdale, AZ is seeking an experienced Construction Superintendent to lead large multi-family tax credit and renovation projects. You will supervise on-site activities, ensure safety, schedule, budgets, and quality, and coordinate with customers and subcontractors.

The role requires travel regionally as needed; candidates should have proven field leadership and ability to implement company standards. Reports to Senior Project Manager.

Position Summary:

A superintendent with strong construction experience to supervise large multi-family tax credit & renovation projects.

Company Superintendents can expect to be assigned to large projects lasting a year or more and with a contract value usually greater than $5,000,000. Depending on project volume, they may also be assigned to smaller repair projects that involve primarily a single type of activity, e.g., painting or carpentry, and will normally have a contract value of $500,000 or less and a duration of approximately 120 days or less.

In both cases the Superintendent is responsible for completing projects safely, on schedule, within budget, and in conformance with company policies, procedures, and quality standards. Most importantly: an Imperial superintendent must be able to interact with customer representatives in an ethical and professional manner.

TRAVEL: This Superintendent will work out of the Scottsdale, Arizona, office but, depending upon the number and location of projects at any given time, must be willing to travel. The ability to at least travel regionally is a condition of employment.

PLEASE NOTE:

EXPERIENCE IN MULTI-FAMILY HOUSING REPAIR & RENOVATION OR A VERY CLOSELY RELATED CONSTRUCTION ACTIVITY (e.g., hotel and hospital and renovations) will be a strong advantage in the review of all applications.

Reports to: Senior Project Manager /Project Manager

Areas of Responsibility:

CONSTRUCTION SCHEDULE

• Assist in preparation of construction schedule.
• Maintain construction schedule, including daily and weekly reports.
• Schedule and participate in all city inspections.
• Schedule all utility inspections.
• Notify subcontractors and material suppliers far enough in advance to assure materials are delivered and subcontractors arrive on schedule.

BUDGETS

• Assist in preparation of direct & indirect construction budgets.
• Review current budget reports monthly.
• Consult with the Project Manager on the completion of the monthly Cost at Completion projections.
• In consultation with the Project Manager, order project materials.

QUALITY

• Inspect and supervise all work in progress for conformity with company quality standards.
• Assist in preparation of quality standards for all trades.
• Develop, establish and implement checklists for inspections.
• Confer with subcontractors to maintain quality.
• Thoroughly document subcontractor failure to meet Company quality standards and to adhere to the project budget.

CONTRACTS

• Review contracts including scope of work, specifications & payment schedule.
• Maintain accurate and informative purchase order information & files.
• Strictly follow the Company Change Order policies and procedures.
• Provide input for contracts to suppliers and subcontractors.
• Enforce all subcontract provisions relating to field activities.
• Confer with subcontractors or suppliers representatives to maintain schedules and resolve grievances (when applicable).
