Job summary

University Partners in Austin, TX is seeking a Community Manager to lead the property operations, drive occupancy, and manage the on-site team. The role oversees leasing, maintenance, budgets, and resident relations while ensuring compliance with safety policies and Fair Housing laws.

You will develop marketing plans, monitor finances, and coordinate with HR for staff performance and welfare. The position requires strong leadership and excellent customer service skills.

Qualifications

• Ability to read, analyze, and interpret general business information and regulations.
• Ability to manage budgets and operating statements and understand variances.
• Ability to lead and supervise staff, including hiring and training and performance evaluations.
• Strong customer service, communication, and problem-solving skills.
• Excellent organizational and time-management abilities.

Responsibilities

• Prepare and implement a business-marketing plan for the property each year including occupancy goals.
• Project expenses and obtain approval before any overage.
• Maintain budgeted occupancy levels at budgeted rental rates.
• Monitor operating budget and report on status and occupancy monthly.
• Aim to maximize NOI through cost control and revenue optimization.
• Collect rents, delinquent rents, and file evictions as necessary.
• Direct deposit accounting activities including invoicing residents and refunds.
• Conduct staff training and weekly meetings.
• Oversee property maintenance, alterations, and major repairs as approved.
• Supervise on-site teams: leasing, maintenance, grounds, security as needed.
• Perform evaluations of subordinate associates and coordinate with HR.
• Ensure compliance with safety policies and Fair Housing laws.
• Develop resident retention, marketing, and advertising programs.
• Respond to after-hours emergencies and maintain community appearance.
