Job summary

The Green at Waco Apartments, operated by Tarantino Properties, Inc., is seeking an experienced Assistant Property Manager for our Student Housing community in Waco, TX. This role supports daily operations, leasing performance, and resident satisfaction.

You will lead leasing staff, implement marketing strategies, monitor occupancy, and coordinate move-ins/move-outs with a patient, detail-oriented approach. Strong communication and organizational skills are essential.

Qualifications

• 1-3 years of property management experience required.
• Experience in student housing required.
• Leasing experience required.
• Experience with rent collections, delinquency management, and resident ledgers.
• Experience handling renewals, move-ins, move-outs, and resident correspondence.
• High attention to detail with strong organizational and administrative skills.

Responsibilities

• Partner with the Property Manager in overseeing daily property operations, leasing performance, marketing initiatives, and resident satisfaction.
• Supervise, coach, and train the leasing team to meet leasing goals, company standards, customer-service expectations, and Fair Housing requirements.
• Take an active leadership role in generating traffic, converting leads, securing renewals, and achieving the property’s occupancy and revenue goals.
• Develop and execute the property’s marketing strategy, including campus outreach, digital advertising, resident referrals, promotions, events, and local partnerships.
