Job summary

Ken Harvey Homes in Raleigh is seeking a Purchasing Manager specializing in Residential New Construction to lead procurement, trade partner management, and cost control for our growing homebuilding projects.

You will oversee sourcing, negotiation, purchasing, and coordination of materials and subcontractor services, ensuring pricing accuracy, supplier relationships, and alignment with construction schedules.

Qualifications

• Proven experience in purchasing, procurement, estimating, or construction management within residential new construction.
• Strong knowledge of residential construction materials, building methods, trade scopes, construction sequencing, and job costing.
• Experience negotiating with suppliers, subcontractors, manufacturers, and trade partners.
• Familiarity with purchase orders, change orders, options, selections, budgets, vendor contracts, and job costing.
• Proficiency with Microsoft Excel and homebuilding software.

Responsibilities

• Develop and execute purchasing strategies for residential new construction, aligning with budget and schedule.
• Manage the full purchasing process: sourcing, bids, PO creation, pricing updates, and supplier coordination.
• Use MarkSystems or similar software to manage POs, pricing, budgets, scopes, and job costs.
• Negotiate pricing, contracts, scopes of work, delivery terms, and service expectations.
• Source materials and services (lumber, windows, doors, roofing, cabinets, plumbing, HVAC, etc.).
• Review vendor pricing, trade contracts, and material specs for accuracy.
• Perform bid analyses to find cost savings while maintaining quality.
• Collaborate with construction managers, estimators, and accounting to align purchasing with schedules.
• Monitor lead times, price changes, and supply chain issues to reduce delays.
• Support plans and change orders to ensure cost allocation.
• Assist estimating and budgeting with current material and labor pricing.
• Address purchasing issues: shortages, incorrect orders, delays, pricing discrepancies, quality concerns.
• Maintain supplier performance programs evaluating pricing, reliability, and adherence.
• Work with accounting to resolve invoice and vendor billing discrepancies.
• Support value engineering and product standardization to improve efficiency.
