Job summary

Boston Properties in Seattle seeks a Senior Property Manager to lead operations, safety programs, and vendor relations across a multi-tenant office portfolio. You will develop budgets, oversee CapEx, monitor leases, coordinate with tenants, and ensure compliance with building codes and life-safety standards while guiding the property team.

This is a senior leadership role requiring strategic oversight, contract management, and sustainability program execution, with a competitive compensation

Qualifications

• BA/BS degree required; real estate focus preferred.
• Minimum 5 years of property management experience for Class A multi-tenant office properties.
• Certification as RPA and/or CPM preferred.
• Knowledge of building and fire codes and life-safety protocols.
• Experience with leases, operating provisions, expenses and landlord obligations.

Responsibilities

• Develop the annual operating and CapEx budgets and implement the business plan to meet NOI goals.
• Manage and oversee CapEx projects.
• Solicit, negotiate and administer service contracts.
• Review and authorize purchase orders and payments.
• Develop and maintain strong tenant, vendor and community relationships.
• Participate in collections and improve service delivery.
• Inspect tenant spaces and common areas; review alteration plans.
• Provide leadership, set goals, and train the property management team.
• Ensure lease provisions, services, expenses and landlord obligations are followed.
• Engage contractors per lease requirements and review contract performance.
• Oversee Loss Control, Emergency Planning, and training.
• Investigate accidents and property damage and report appropriately.
• Manage sustainability programs (energy, recycling, conservation).
• Assist Leasing Group including conducting tours.
• Monitor vendor insurance certificates and reporting tools.
