Job summary

LVI Associates is seeking a Preconstruction Manager to lead front-end planning and support expansion of its commercial construction operations in Charleston. The role focuses on launching the department locally and building strong subcontractor relationships.

You will work with owners, architects, engineers, and subs to develop budgets, evaluate designs, and prepare multi-phase estimates, driving value and risk control for $10M–$100M+ projects.

Qualifications

• Experience in preconstruction or estimating with a general contractor.
• Strong understanding of conceptual estimating, budgeting, and value engineering.
• Experience managing projects ranging from $10M to $100M+.
• Ability to build relationships with subcontractors in Charleston and Southeast markets.
• Proficiency with industry estimating and preconstruction software.

Responsibilities

• Identify and pursue new project opportunities across the Charleston market.
• Lead all preconstruction activities from conceptual budgeting through GMP development.
• Collaborate with owners, architects, engineers, and subcontractors during design development.
• Evaluate drawings and specifications for constructability, cost savings, and risk mitigation opportunities.
• Develop conceptual, schematic, and detailed estimates across multiple project phases.
