REAL New York is a full-service residential real estate brokerage across Manhattan, Queens, and Brooklyn. We are seeking a New Development Manager to lead projects from early planning through full lease-up, partnering with developers to ensure seamless execution into marketing and absorption.

This highly client-facing role requires exceptional communication to coordinate development, marketing, operations, and leasing, manage multiple stakeholders, and keep complex projects moving from blueprint

Qualifications

• 8+ years in real estate, with 5+ years in new development leasing.
• Deep expertise in rents, layout optimization, amenity programming, and asset positioning.
• Strong project management and organizational skills.
• Well-versed in NYC market trends and value drivers.
• Ability to provide strategic insight from inception through lease-up.

Responsibilities

• Serve as primary contact for developers, landlords, and ownership teams throughout the project lifecycle.
• Advise on unit mix, layouts, finishes, and amenity programming to position assets for performance and tenancy.
• Conduct site walkthroughs, assess readiness, and build delivery timelines through launch.
• Perform market research and pricing analysis.
• Manage communication with developers, landlords, and ownership teams regarding timelines, pricing strategy, launch readiness, leasing performance, and next steps.
• Partner with Marketing to develop branding, launch strategy, broker outreach and partnerships.
• Create agent-facing resources and project reference materials.
• Oversee leasing office setup, building policies, fee structures, and application workflows.
• Develop staffing plans with People Team; recruit and retain leasing agents.
• Lead on-site leasing teams and drive absorption targets and reporting.
• Optimize conversion funnels, templates, and CRM nurturing campaigns.
• Implement unit-level pricing strategies aligned with absorption goals.
• Monitor market comps and adjust concessions and marketing spend.
• Ensure compliance with NYS, NYC, and federal regulations.
• Support pitch preparation with research, financial modeling, and presentation development.
• Participate in pitch meetings and follow-up strategy.
• Manage project offboarding, reporting, and case study development.
