Job summary

D.R. Horton is seeking a Land Acquisition Area Manager in Colorado for sourcing, evaluating, negotiating, and securing land opportunities to support division growth. The role leads acquisitions from identification through closing, with travel as needed.

Qualifications

• Bachelor's degree required or equivalent years of experience.
• Five to seven years of progressive experience in land acquisition, development, real estate, or homebuilding.
• Ability to independently manage complex transactions and make sound business recommendations.
• Demonstrated initiative and persistence in identifying and securing acquisition opportunities.
• Ability to balance risk, profitability, and strategic objectives.
• Strong computer skills; proficiency in Microsoft Office and ability to learn new programs quickly.

Responsibilities

• Identify and pursue land acquisition opportunities aligned with strategic objectives and housing demand forecasts.
• Lead negotiations with landowners, brokers, developers, attorneys, and stakeholders on purchase agreements and terms.
• Evaluate opportunities via financial analysis, due diligence, and risk assessments.
• Structure transactions to maximize profitability while minimizing risk.
• Coordinate due diligence and ensure timely entitlement, environmental, engineering, and legal reviews.
• Present acquisition recommendations to senior leadership for approval.
• Develop and maintain relationships with brokers, developers, landowners, and industry professionals to generate opportunities.
• Manage transactions through contract execution, approvals, and closing.
• Represent the company at industry events and meetings.
