Job summary

D.R. Horton, Inc. in Longmont, CO is seeking a Land Acquisition Area Manager to source, evaluate, negotiate, and secure land opportunities that support the division's growth objectives.

You will lead as primary transaction lead from identification through contract execution and closing. The ideal candidate has a Bachelor's in a related field and 5–7 years of land acquisition or real estate experience, strong financial analysis, and excellent negotiation skills, with ability to travel as needed.

Qualifications

• Bachelor's degree or equivalent in Business Admin, Real Estate, Finance, Urban Planning, Engineering or related field.
• 5–7 years of progressive land acquisition, development, real estate, or homebuilding experience required.
• Ability to independently manage complex transactions and make sound business recommendations.
• Demonstrated initiative and persistence in identifying and securing acquisition opportunities.
• Ability to balance risk, profitability, and strategic objectives.
• Strong computer skills and ability to learn new programs quickly.

Responsibilities

• Identify and pursue land opportunities aligned with objectives and housing demand forecasts.
• Lead negotiations with landowners, brokers, developers, attorneys and stakeholders.
• Evaluate opportunities via financial analysis, due diligence, and risk assessments.
• Structure transactions to maximize profitability while minimizing risk.
• Coordinate due diligence and entitlement reviews to completion.
• Present recommendations to senior leadership for approval.
• Maintain relationships with brokers, developers, and landowners to generate opportunities.
• Manage transactions through contract execution and closing.
• Represent the company at industry events and meetings.
• Support long-range land planning and growth initiatives.
• Conduct business ethically to serve customers and increase goodwill and profit.
• Travel overnight as needed.
