Job summary

Onni is seeking a Contracts and Procurement Manager to lead all procurement across its real estate development and property management operations in Phoenix. You will develop sourcing strategies, manage vendor relationships, negotiate contracts, and ensure cost-effective acquisition of goods and services supporting development projects and operations.

Qualifications

• 3–5 years of procurement, purchasing, or supply chain experience.
• Experience in real estate development or property management preferred.
• Strong negotiation and vendor management skills.
• Ability to analyze bids and present recommendations to leadership.
• Experience with POs, invoice processing, and spend tracking.
• Excellent communication and cross-functional collaboration.
• Familiarity with procurement platforms (e.g., Yardi, Procore) a plus.

Responsibilities

• Develop and execute procurement strategies for construction materials and services.
• Source, evaluate, and qualify vendors; maintain vendor database.
• Lead bidding processes (RFPs/RFQs) for major purchases.
• Negotiate pricing and terms to reduce total cost of ownership.
• Oversee procurement lifecycle from requisition to payment.
• Manage vendor relationships and ensure contract compliance.
• Collaborate with Development, Construction, and Property Management teams.
• Draft and manage vendor/subcontractor agreements with legal.
• Track procurement spend and report KPIs to leadership.
• Identify cost-reduction opportunities through consolidation.
• Supervise procurement staff and support development.
• Ensure procurement activities comply with policies and controls.
• Maintain ERP and spend visibility.
