Job Description

Atlas is seeking a Senior Right of Way Agent to support transportation and infrastructure projects throughout the Metro Atlanta area and across Georgia, helping deliver projects that positively impact local communities. The Senior Right of Way Agent serves as a primary point of contact for clients, property owners, tenants, and stakeholders while managing a wide range of right of way acquisition, negotiation, and project coordination activities. This role is responsible for reviewing title reports, appraisal documentation, property ownership records, and offer packages while facilitating real estate transactions in accordance with project and regulatory requirements. The ideal candidate brings strong negotiation, communication, and organizational skills, along with the ability to interpret surveys, plats, legal descriptions, and other property-related documents. Success in this role requires the ability to work independently and collaboratively in a fast-paced environment while balancing multiple projects and stakeholder priorities. This position is based in Duluth, GA and requires travel throughout Georgia up to 75% of the time to support project meetings, field activities, and client needs.

Core Responsibilities

  • Perform a range of Right of Way-related activities in support of public and private sector infrastructure projects.
  • Manage responsibilities that range from administrative and project support tasks to complex, multi-disciplinary, and politically sensitive property acquisition efforts.
  • Coordinate and support Right of Way activities, including property acquisition, stakeholder engagement, and project execution, based on project needs and individual experience.
  • Serve as the primary point of coordination with clients, property owners, tenants, public agencies, and other project stakeholders.
  • Review and interpret title reports, vesting information, property ownership records, and appraisal-related documentation to support project requirements.
  • Apply negotiation strategies and facilitate acquisition activities while ensuring compliance with client, project, and regulatory requirements.
  • Prepare and review offer packages, project documentation, reports, and correspondence to support Right of Way transactions.
  • Assist with and coordinate regulatory and project-related activities while collaborating with internal teams and external stakeholders to achieve project objectives.

You’ll thrive here if you have

  • An Associate degree and/or relevant Right of Way, real estate, land acquisition, or property-related experience; equivalent combinations of education and experience are welcome.
  • Experience interpreting property surveys, plats, legal descriptions, deeds, and other real estate-related documents with a high level of accuracy.
  • Strong written and verbal communication skills, including the ability to prepare reports, correspondence, presentations, and maintain thorough project documentation.
  • Proficiency with Microsoft Office, SharePoint, GIS mapping tools, GSCCCA.org, and the ability to review plans and property records.
  • A working knowledge of real estate principles and applicable regulations such as NEPA and FERC, along with the ability to perform basic mathematical calculations involving percentages, decimals, and measurements.
  • The ability to stay organized, work independently and collaboratively in a fast-paced environment, and travel up to 75% throughout Georgia using reliable personal transportation while maintaining a valid driver's license and required automobile insurance.
