The role involves creating presentations, conducting market analysis, and utilizing GIS tools to enhance client strategies. Description
POSITION BRIEF
· Serve as the primary research resource for retail brokerage teams, providing data-driven market intelligence, strategic insights, and visual storytelling support.
· Deliver client-ready presentations, aerial maps, and research deliverables that elevate broker transactions and inform client strategy, with flexible emphasis on GIS, graphics, or traditional research depending on market needs.
· Operate autonomously while engaging collaboratively with brokerage professionals, marketing teams, and the national research division.
· Proactively share trends, innovations, and best practices to strengthen SRS's position as the industry’s leading retail real estate advisor.
PRINCIPAL RESPONSIBILITIES
Graphics & Visual Communication (~20–40%)
· Create polished presentation materials including aerials, site plans, and brochures using Adobe Creative Cloud (Illustrator, Photoshop, InDesign).
· Design marketing-forward research deliverables that visualize trends in leasing, development, and retail activity.
· Partner with local brokers, marketing teams, and third-party resources to produce custom deliverables that elevate pursuit materials and client engagement.
GIS & Mapping (~20–40%)
· Build custom maps using Esri ArcGIS (Pro and Online) to illustrate retailer expansion, demographic shifts, competitive positioning, trade areas, etc.
· Develop and maintain interactive web apps for visual storytelling and site selection support.
· Analyze spatial data, including psychographics, traffic patterns, and void analyses to support tenant rep and landlord services.
· Train and support local teams in utilizing GIS platforms for prospecting and storytelling.
Research & Market Analysis (~40–60%)
· Track and interpret market dynamics such as rent growth, vacancy rates, new development, leasing velocity, and investment sales trends.
· Develop and deliver ad hoc research reports tailored to various geographies.
· Conduct custom trade area analyses, demographic studies, and competitive assessments.
· Author insights that highlight shifts in consumer behavior, tenant demand, and capital flows impacting retail real estate.
· Maintain databases of active tenants, new retail construction, and relevant comparables to support broker advisory.
Requirements
REQUIREMENTS
· 5+ years of experience in commercial real estate research, preferably with a focus on retail properties and tenant analysis.
· Deep understanding of retail asset classes, consumer dynamics, and site selection drivers.
· Proficiency in real estate data tools (e.g., Placer.ai, CoStar, ESRI Business Analyst, etc.).
· Strong working knowledge of GIS tools (ArcGIS Pro/Online/Applications, BA Web App) for spatial storytelling and analysis.
· Proficiency with Office 365 (Excel, PowerPoint, Word) and comfort managing data-heavy documents.
· Experience with Adobe Creative Cloud to support visual communications.
· Excellent analytical and communication skills; capable of distilling complex data into clear and compelling insights.
· Self-directed with strong time management and the ability to prioritize multiple deadlines in a dynamic environment.
PREFERRED BUT NOT REQUIRED
· BS/BA in Real Estate, Urban Planning, Economics, Geography, or a related field.
· Prior experience supporting tenant rep and landlord rep brokerage teams.
· Familiarity with psychographic datasets, mobile data, or retail predictive analytics.
· Experience tailoring deliverables across urban and suburban markets, understanding nuances in national retailer strategies.
