Job description

Company Description

Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California.

Our mission is to continuously evolve the world’s most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built—driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.

To date this decade, the IH team has built or is actively developing close to 1,500 modular units, demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.

The foundation for our success is firmly in place. Join us as we scale our operations, transition into a higher-capacity manufacturing facility powered by smart automation and robotics, expand our production capacity by more than 3x in the Western U.S., and prepare for future national growth.

POSITION IDENTIFICATION

Title Senior Manager, Business Development

Reports To Head of Business Development

Business Unit Business Development

Location: Los Angeles, CA

Employment Type Full-time

Target Start Date Immediate — Q4 2026

Position Summary

The Senior Manager, Business Development leads Impact Housing’s front-end prospecting, lead generation and business development operations. Reporting directly to the Head of Business Development, this hands-on manager owns outreach execution, CRM and reporting systems, prospect engagement from first contact through contracted appointment, campaigns, LinkedIn and conference participation. The role personally generates qualified introductory meetings while directly managing lead generators and a business development analyst, with structured handoff to project management once appointments are contracted. Above all, the role is responsible for building and institutionalizing Impact Housing’s business development process, playbook and team so that results are repeatable and do not depend on any single individual.

We seek a strategic and operational leader from a sophisticated, data-driven B2B business development environment—someone who can build repeatable systems, coach a team, use AI and automation thoughtfully, and execute campaigns independently. Real estate experience is helpful but not required.

Key Responsibilities
Lead Generation & Pipeline
  • Own and achieve the team’s established outreach KPIs across cold and warm calls, email outreach and other prospecting channels
  • Personally identify, engage and qualify prospective developers, owners and strategic partners; secure introductory meetings with senior leadership
  • Manage prospect engagement and follow-up from first contact through contracted appointment; coordinate complete handoffs to project managers at contracted appointments
  • Develop segmented target lists, outreach messaging and coordinated prospecting campaigns
CRM, Systems & Reporting
  • Own CRM data quality, activity tracking, prospect status, dashboards, pipeline reporting and follow-up discipline
  • Establish, document and maintain SOPs and detailed work instructions for outreach, CRM usage, reporting and team workflows
  • Use AI and automation tools to improve prospect research, reporting, workflows, process documentation and team productivity
  • Oversee weekly KPI reporting, conversion analysis and the continuous improvement of outreach processes, systems and team performance
Campaigns, LinkedIn & Conferences
  • Partner with the Head of Business Development to plan and execute targeted campaigns, special initiatives and market-specific outreach
  • Manage Impact Housing’s LinkedIn business development presence and coordinate messaging with corporate communications
  • Coordinate conference participation, speaking announcements, advance meeting outreach and post-event lead follow-up
  • Measure campaign and event effectiveness, lead quality and conversion
Team Management
  • Directly manage, train, coach and evaluate lead generators and the business development analyst
  • Set individual responsibilities, performance expectations and accountability for KPIs and adherence to work instructions
  • Participate with the Head of Business Development in hiring and onboarding team members
Qualifications
  • Approximately 5–8 years of progressive experience in B2B business development, sales development, demand generation or revenue operations
  • Experience within a sophisticated, metrics-driven sales or business development organization; proven success in outbound lead generation and team leadership
  • Strong CRM proficiency, analytical reporting capabilities and demonstrated ability to build scalable operating systems
  • Excellent written and verbal communication, judgment, organization and executive collaboration skills
  • Working familiarity with AI tools and business process automation
  • Major plus: demonstrated experience developing, maintaining and operating from SOPs and detailed work instructions
  • Preferred: HubSpot, LinkedIn campaigns, conference programming, and complex B2B sales cycles; real estate, construction or manufacturing background is a plus, not a requirement
EDUCATION
  • Bachelor’s degree in business, marketing, communications or related discipline, or equivalent professional experience
  • Master’s degree (MBA or related discipline) preferred
Compensation And Benefits
  • Proposed annual base salary: $140,000–$150,000; target performance bonus: 25% of base salary
  • Health benefits: Medical, Dental, Vision, FSA, HSA; vacation, sick time and holiday pay
  • 401(k) retirement plan; company equity eligibility subject to company policy and approval
Physical Requirements
  • Primarily an office-based role in Los Angeles, with occasional travel to company facilities, client meetings, conferences and project sites
