Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California.
Our mission is to continuously evolve the world’s most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built—driving down costs, shortening schedules, and expanding access to high‑quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.
To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.
We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.
The foundation for our success is firmly in place. Join us as we scale our operations, transition into a higher‑capacity manufacturing facility powered by smart automation and robotics, expand our production capacity by more than 3x in the Western U.S., and prepare for future national growth.
The On‑Site Manager leads Impact Housing’s field response team, made up of the On‑Site Coordinator and a permanent field crew, and is the single point of accountability for three categories of work: (1) warranty requests from Asset Management on completed projects within the one‑year warranty period; (2) iConstruct construction defects, including correcting subcontractor workmanship that does not meet company standards; and (3) defects and issues at the Winchester module storage yard.
The Manager owns all administrative work for the team. The Manager is the single point of contact for the three requesting groups (Asset Management, iConstruct, and iManufacture for the storage yard) and receives, assesses, prioritizes, and schedules every request. The Manager reports up to the Senior Manager, Business Development & Asset Management and the executive team, and down to the On‑Site Coordinator, ensuring the schedule, priorities, and expectations for the crew are clear and accurate.
The position sits at the corporate level and represents the company as a whole rather than any single vertical. The Manager is responsible for resolving issues quickly and at the lowest total cost to the company regardless of where they originated, maintaining a clear and defensible record of findings, costs, and corrective actions, and identifying root causes and issuing Problem Resolution Requests (PRRs) to the responsible parties so that issues are not repeated.
With more than 1,000 delivered units expected in the portfolio within the next six months, this role establishes the systems and standards needed to support that growth.
The On‑Site Manager will be based in San Diego and will regularly travel to the Winchester module yard and other project sites as needed.
Experience: 5–7+ years of progressively responsible experience in construction, warranty management, quality, field operations, property operations, construction administration, or a related environment, including direct supervision of field crews or foremen.
Industry Experience: Multifamily residential construction experience required. Experience with modular, manufactured, panelized, or off‑site construction is strongly preferred.
Bachelor’s degree in Construction Management, Engineering, Building Science, Business, Real Estate, or a related field preferred. Equivalent combinations of relevant education, technical training, and progressively responsible industry experience may be considered.
This position works in a combination of field, manufacturing, yard, and office environments and requires regular interaction with employees, contractors, subcontractors, vendors, property management personnel, residents, and other business partners. The position involves field coordination, inspections, documentation, administrative work, and follow‑up activities, including walking active job sites and yards and working outdoors in varying weather. Work outside standard business hours may be required where resident access, vendor scheduling, weather events, or emergencies require it.
This job description in no way states or implies that these are the only duties to be performed by the employee(s) of this position. Employees will be required to follow any other job‑related instructions and to perform any other job‑related duties requested by any person authorized to give instructions or assignments. All duties and responsibilities are essential functions and requirements and are subject to possible modification to reasonably accommodate individuals with disabilities.
