Job summary

Salas O’Brien is seeking a Commissioning Providers to oversee projects from pre-construction through close-out. You will be accountable for project success, manage multiple projects, and collaborate with owners and contractors to ensure quality commissioning deliverables.

You will report to the Cx Director and participate in a comprehensive benefits package, including 401(k) match, health/dental/vision, life/AD&D, and internal training programs.

Qualifications

• Bachelor's degree or equivalent MEP commissioning experience required.
• Experience in building commissioning and project management is preferred.

Responsibilities

• Coordinate with general contractors, sub-contractors, vendors, and the owner verbally and in writing.
• Develop commissioning scope and fees for proposals.
• Review project plans, scopes, specifications, contracts, and schedules.
• Understand and communicate project contract scope and safety measures to staff and project team members.
• Collaborate with Project Accountants on monthly invoices and AP/AR.
• Be main point of contact for clients and internal staff on projects.
• Design reviews including OPR, BOD, Plans and Specification.
• Facilitate OPR Workshop when required.
• Review submittals and shop drawings.
• Perform periodic Site Observation Visits and prepare reports.
• Develop project-specific test scripts (PFC, FPT, IST).
• Onsite execution and witnessing of tests.
• Facilitate commissioning meetings and deliver minutes.
• Manage resolution of Commissioning Issues and warranty activities.

Job Summary

The Commissioning Providers role is to oversee and manage Commissioning Projects from pre-construction through project close-out. They are accountable for all aspects of assigned projects and project success and may be responsible for multiple projects at one time.

General Duties

• Coordinate with general contractors, sub-contractors, vendors, and the owner verbally and in writing
• Develop commissioning scope and fees for proposals
• Review and understand project plans, project scopes, specifications, contract documents, and schedules
• Understand and communicate complete project contract scope, regulations, and safety measures to internal staff and other project team members
• Collaborate with Project Accountants to develop monthly invoices, accounts receivables and accounts payables
• Be the main point of contact for clients and internal staff on assigned projects
• Design reviews including OPR, BOD, Plans and Specification.
• Facilitate OPR Workshop if required
• Review of submittals and shop drawings
• Perform periodic Site Observation Visits during construction and preparing Site Observation Reports
• Develop project-specific test scripts including Pre-Functional Checklists (PFC), Functional Performance Tests (FPT), and Integrated Systems Tests (IST).
• Onsite execution and witnessing of tests
• Facilitate commissioning meetings, capturing and delivering meeting minutes to the project team.
• Manage the resolution of Commissioning Issues
• Perform Warranty Walk Throughs and updating Cx Reports/Systems Manuals

Skills

• You are highly organized, have proven team leadership skills, and are able to deliver excellent service to clients
• You have a high-level understanding of engineering knowledge specifically in the built environment
• You have excellent written and verbal communication skills
• You have experience managing multiple projects from start to finish
• You can respond thoughtfully and effectively to sensitive situations
• You have analytical skills to be able to analyze relevant information and provide thoughtful solutions
• You have an understanding of local energy codes and LEED Cx requirements
• Project Management Experience
• Knowledge of Building Automation Systems is a plus
• Field experience is preferred
• Ability to read construction drawings
• Ability to read, understand and act on project financial information

Qualifications

• Bachelor's degree in a related field or 5+ years of equivalent MEP construction, commissioning and project management experience
• Project Management Certification is preferred but not required
• Professional Engineering License is preferred but not required
• Certification in Building Commissioning is preferred but not required
