Position Information:

Reporting to the Skilled Trades Supervisor, the Sr. Building Maintenance Worker independently works as part of a regular maintenance crew and/or as an assistant to the skilled tradesmen. The Sr. Building Maintenance Worker performs a variety of semi-skilled and planned maintenance tasks, projects, and assignments throughout the University of California, Riverside campus. This position will work on small to large tasks such as replacing HVAC filters, replacing lamps, performing repairs on fixed furniture, breaking and removal of concrete and asphalt, and other tasks as assigned. Additionally, this position will support the other trades in the Maintenance Services unit by performing semi-skilled building maintenance tasks including: Access Control, Carpentry/Sheetmetal/Regulated Materials, Electrical, Building Mechanical/HVAC, Plumbing, Paint/Signage, Fire & Life Safety. This position supports the inspection and response to requests for repairs, installations, and emergency situations during or after hours for the purposes of resolving immediate safety concerns. All job duties are performed in adherence with University and departmental safety guidelines.

Requirements:

Educational Requirements

  • High School Diploma.
  • Completion of a certified apprenticeship program. (Preferred)

Experience Requirements

  • 2 years of experience in the performance of semi-skilled building maintenance work; or an equivalent combination of education, training, and experience. (Required)
  • Experience in the proper and safe usage of a variety of power and hand tools and equipment used in the various skilled trades. (Required)
  • Experience in maintenance, operation, repair, calibration, installation, diagnosis, and inspection of industrial/commercial Building Mechanical/HVAC, Electric, and Plumbing systems. (Preferred)
  • Experience in performing maintenance in various trades, including Access Control, Carpentry/Sheetmetal/Regulated Materials, Electrical, Building Mechanical/HVAC, Plumbing, Paint/Signage, Fire & Life Safety. (Preferred)
  • Experience and/or certification of training in forklifts, lifts, and/or boom truck operations. (Preferred)
  • Experience and ability to prioritize work orders, routine work, emergency requests, and ability to choose the proper materials or equipment to accomplish work in the most expeditious and safe manner. (Preferred)

License Requirements

  • Valid Driver License. (Required)

Certification Requirements

  • Certification in one or more of the skilled trades. (Preferred)

Special Conditions

  • Hired candidate must successfully pass a background check prior to appointment start date. (Required)
  • Must possess or obtain a Valid CA Driver License in accordance with the California Department of Motor Vehicles. (Required)
  • Shift Work (hours outside standard Mon-Fri 8AM-5PM work hours). (Required)

Minimum Requirements

  • Ability to perform a variety of semi-skilled and/or planned maintenance tasks, projects, and assignments, such as meter readings, replacing filters, lamps, framing, concrete, furniture repairs, hardware repairs, and maintenance.
  • Ability to work independently, as part of a regular maintenance crew, or as an assistant to skilled tradesmen.
  • Ability to support other trades in the Maintenance Services unit by performing semi-skilled building maintenance tasks, including Access Control, Carpentry/Sheetmetal/Regulated Materials, Electrical, Building Mechanical/HVAC, Plumbing, Paint/Signage, Fire & Life Safety.
  • Skilled in operating shop equipment and tools common to the various skilled trades.
  • Ability to effectively communicate and understand safety regulations and hazards.
  • Knowledge in safe and proper procedures when hazardous materials are suspected.
  • Ability to read, write and perform basic arithmetic calculations.
  • Ability to communicate and work effectively with co-workers, supervisors, and the general public, and provide exceptional customer service.
  • Ability to follow verbal and written instructions.
  • Ability to record information accurately as is necessary to perform the job responsibilities.
  • Willingness and ability to work weekends and holidays. Ability to work occasional scheduled and unscheduled overtime, emergency call-back, and a flexible schedule as needed.
  • Ability to work from ladders, scaffolds, man-lifts, and boom trucks or stages at varying heights of up to 25 feet above grade; ability to lift up to 75 pounds; ability to perform repetitive lifting, bending, stooping, climbing, kneeling, pushing, pulling, and reaching. Ability to lift, load, carry, move and manipulate various building materials; ability to work in areas where noise levels may exceed 90 dB. Ability to follow safe precautions and utilize appropriate safety devices, equipment, and gear to safely perform physical requirements and duties.
  • Ability to withstand frequent exposure to extreme temperature conditions up to 125 degrees F (boiler rooms, steam pits, outdoor weather, etc.). Ability to work in confined and dusty spaces and wear respirator or other required safety gear. Ability to work outdoors in extreme and inclement weather conditions ranging from high heat with humidity, to freezing, rainy, and windy conditions. Ability to work around and be exposed to unpleasant sights and smells, dangerous and/or hazardous substances. Ability to follow safe precautions and utilize appropriate safety devices, equipment, and gear to safely perform duties with exposure to environmental requirements.

Preferred Qualifications

  • Ability to estimate time, methods, and materials needed from construction documents. Ability to read and understand documents such as complex technical procedures, work instructions, blueprints, plans, manuals, specifications, and diagrams.
  • Basic knowledge and technical skills with computer programs and applications (i.e. Microsoft Word, Excel, Design Cad 2, etc.).
  • Knowledge of UC/UCR policies and systems.
  • Ability to work in a diverse student, staff, faculty, and visitor population while providing exemplary customer service.
  • Ability to prioritize work orders, routine work, and emergency requests and choose the proper materials or equipment to accomplish work in the most expeditious and safe manner.

Reporting to UCR Facilities Maintenance Service HVAC Supervisor, the Sr. Building Maintenance Worker independently works as part of a regular maintenance crew and/or in a support role to other skilled tradesmen. The Sr. Building Maintenance Worker performs a variety of semi-skilled and planned maintenance tasks, projects, and assignments throughout the University of California, Riverside campus. This position will work on small to large tasks such as replacing HVAC filters, replacing lamps, performing repairs on fixed furniture, breaking and removal of concrete and asphalt, and other duties as assigned. Additionally, this position will support the other trades in the Maintenance Services unit by performing semi-skilled building maintenance tasks including Access Control, Carpentry/Sheetmetal/Regulated Materials, Electrical, Building Mechanical/HVAC, Plumbing, Paint/Signage, Fire & Life Safety. This position supports the response to requests for emergency repairs after hours to resolve immediate safety concerns. All job duties are performed in adherence to University and departmental safety guidelines.

Key Responsibilities:

  • Building Mechanical/HVAC, Electric/Lamping, and Carpentry Support:
    Performs scheduled replacement of HVAC filters on large air handler units, package units, mini splits, etc. Assists HVAC techs in performing preventative maintenance, including but not limited to, changing belts, greasing bearings, and water treatment. Repairs lighting fixtures, assists Electricians with ballast replacements and preventative maintenance. Installs whiteboards, keyboard trays, and inspects and repairs fixed auditorium seating. Generates repair orders for overhaul and replacement when necessary. Performs minor routine maintenance including taking meter readings, changing out filters, and other plumbing tasks as assigned. (60%)
  • Other Maintenance Support:
    Supports other trades in the Maintenance Services unit by performing semi-skilled building maintenance tasks, including Access Control, Carpentry/Sheetmetal/Regulated Materials, Electrical, Building Mechanical/HVAC, Plumbing, Paint/Signage, Fire & Life Safety. Building maintenance tasks assigned can include, but are not limited to: rough concrete and carpentry work; breaking and removal of concrete and asphalt; install fire extinguishers, blackboards, and the like; replace faulty electrical fixtures such as fuses, lamping, light bulbs, sockets, and switches, and make minor wiring repairs; do preparatory work for painting projects by washing walls, filling in or smoothing surfaces, masking areas, and setting up scaffolding; paint markings on asphalt, floors or similar surfaces; clean, adjust, lubricate, or replace door closers, locks, latches, hinges, and other building hardware; make minor repairs to office furniture and equipment; etc. Support other semi-skilled maintenance tasks and projects, as assigned. (20%)
  • Shop Support:
    Maintains working knowledge of the proper and safe usage of a variety of power and hand tools and equipment used in the various skilled trades. Keeps track of shop materials/parts. Performs computer input within the work order system for recording of labor and materials used in work performed; maintains clear and accurate documentation of all inspections, testing, and maintenance performed. With direction, updates equipment and campus utility map documentation, specifications, and drawings as needed. Cleans truck/shop and maintains organization of materials and tools; performs routine maintenance or coordinates for repair or replacement of tools and equipment, as required. Accounts for shop parts/supplies inventory and reports supply needs to be restocked. Consults with supervisor and/or lead for technical information, as needed. Interprets prints, schematics, wiring diagrams, flow charts, and written descriptions of functions and project requirements. Supports maintenance projects and programmatic work assignments. Adheres to the scheduling and completion of work assignments through the work order system. Maintains accurate work order records and completes paperwork in a neat and timely manner. Defines and describes materials, tools, and/or equipment, work methods, and task sequences. Obtains materials and equipment, as required. Participates in safety and other trainings as required. Performs all job duties in adherence to all University and Departmental safety guidelines. (10%)
  • Communication & Customer Service:
    Serves as liaison with clients, relaying their needs and requirements to the appropriate department or supervisor. Maintains a positive attitude and communicates effectively with colleagues, supervisors, staff, faculty, and students. Communicates and reports to a supervisor and/or staff regarding any potential issues, not limited to potential safety hazards (e.g. broken glass, regulated materials, damaged steps, excess water, fire, etc.), or liabilities during the day-to-day operations. Contacts Facilities Services teams, as necessary, when further action is required. Responds to customer complaints and requests for information. Works with customer and campus personnel to accurately define the nature of the problem, determine the appropriate course of action, make recommendations and follow up to ensure resolution has been effective. (10%)
