Job summary

Gorman & Company, based in the greater Atlanta area, is seeking a Regional Maintenance Manager to lead maintenance teams across the Southeast (GA, FL, AR, IN, IL). This role emphasizes CapEx leadership, budget management, and driving operational excellence across multiple communities.

You will travel extensively, recruit and develop maintenance professionals, and partner with property leadership to open new communities and establish standardized preventive maintenance programs.

Qualifications

• 10+ years of multifamily maintenance leadership experience, including multi-site oversight.
• Experience supporting portfolios totaling 1,500+ apartment units.
• Demonstrated success leading large-scale CapEx projects and managing maintenance budgets.
• Strong leadership, relationship-building, coaching, and team development skills.
• EPA Universal (or Type II) Certification and Certified Pool Operator (CPO) certification required.
• Valid driver's license, reliable vehicle, and extensive travel across the Southeast.

Responsibilities

• Lead, coach, and support Area Maintenance Supervisors and on-site teams across a multi-state portfolio.
• Travel up to three weeks each month to provide on-site leadership, training, inspections, and support.
• Partner with Property Managers to recruit, develop, and retain maintenance professionals.
• Establish maintenance operations for new communities and standardize preventative maintenance programs.
• Oversee CapEx projects from planning through completion, including budgeting and vendor selection.
• Develop and oversee maintenance operating budgets and identify efficiency improvements.
• Conduct inspections to ensure compliance with safety and regulatory standards.
• Analyze performance and trends to drive portfolio-wide improvements.
• Manage vendor relationships and ensure projects are completed safely and on budget.
• Build and lead regional maintenance meetings and training.
