Job summary

TMG Property Management Services NW in Vancouver, WA is seeking a Property Manager to oversee rental operations, determine rents, deposits and fees, coordinate marketing, and manage maintenance and turnover.

This role provides direction to staff, assists with evictions in compliance with court orders, and reports on occupancy, leases, and financials; benefits include diverse pay, allowances, and retirement plan.

Responsibilities

• Determines rental amounts, deposits & fees to be charged; directs marketing and advertising.
• Prepares rental agreements or renewals; collects rents, deposits & fees.
• Directs upkeep and maintenance costs.
• Arranges for maintenance or alterations as specified in agreements.
• Manages vacancies; reconciles deposits and turnover timelines.
• Employs or contracts security, maintenance, and grounds staff as needed.
• Reports on occupancy rates, lease expirations and financials.
• Prepares periodic property condition reports and notifies owner of upcoming needs.
• Provides direction to the assistant property manager on the portfolio.
• Assists with evictions in compliance with court orders and attorney/owner directions.

Job description

Pay Rate: $28-32/hr

• Prepares or prompts preparation of rental agreements or renewals and collects specified rents, deposits & fees.
• Directs functions for upkeep and maintenance costs.
• Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services or lessee's agreement.
• Manages vacancy by reconciling deposit returns and chargebacks, monitors timeliness of turnover.
• Employs, or contracts for services of security, maintenance, and grounds keeping personnel and onsite management personnel if required.
• Reports on status of properties occupancy rates, dates of expiration of leases, financial reporting.
• Prepares periodic reports of property condition and communicates upcoming needs to owner for review.
• Provides direction and support to the assistant property manager assigned to the portfolio.
• Assists with eviction of tenants in compliance with court order and directions from attorney and owner.
