As the Maintenance Technician, you will be a key team player in the upkeep of the property by responding to service requests and completing repairs promptly while possessing a strong background in plumbing, general carpentry, and appliance repairs.

KNOWLEDGE, SKILLS, AND ABILITIES

• Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.
• Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.

• Maintain cleanliness of property by maintaining and repairing issues across parking lot, buildings, and all common areas.
• Clean out vacated apartments.
• Assist the Groundskeeper with service requests as needed.
• Address issues with landscaping and snow/ice removal.
• Communicate effectively with residents and coworkers even in difficult situations.
• Operating computers and other technological devices to access email, and company-utilized software.

ESSENTIAL JOB FUNCTIONS

• Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
• Maintains the physical condition of the property.
• Utilizes hand tools and power tools to participate in upkeep.
• Picks up debris and removes other objects from the property.
• Responds to issues outside of normal work schedule when required.
• Professional and timely responses to all work orders.
• Follows all company policies and procedures.
• Performs all other duties as assigned.

SPECIFIC EDUCATION OR EXPERIENCE

• Required:
  • Candidate must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
  • EPA Section 608 Certification (HVAC) – required for technicians handling refrigerants in HVAC systems.
  • HVAC Certification – includes certifications such as HVAC Excellence or equivalent that validate HVAC-specific technical skills.
• Preferred:
  • OSHA 10 or OSHA 30 Certification – demonstrates general workplace safety knowledge.
  • CPO (Certified Pool Operator) – beneficial for roles involving pool and spa maintenance.
  • Plumbing or Electrical Licenses – depending on state requirements, licenses or certifications in plumbing or electrical work are advantageous.

PHYSICAL DEMANDS AND WORK ENVIRONMENT

• Frequently sit, stand and walk.
• Regularly required to talk or hear.
• Frequently required to use hands or fingers to handle or feel objects, tools or controls.
• Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
• Occasionally lift and/or move up to 75 pounds.
• Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
• The noise level in the work environment is usually moderate to high.
• Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required.

TRAVEL REQUIREMENTS

• Travel up to 10% of the time.
