Job Title: Site Superintendent – High-End Residential ConstructionJob Description

Responsibilities
  • Set up new job sites by arranging sanitary facilities and dumpsters, and establishing safe access to the site.

  • Implement, monitor, and continuously improve job site safety practices for all personnel and visitors.

  • Analyze and implement job site protection measures to safeguard the home, property, and existing finishes.

  • Schedule and lead pre-start meetings, educating clients and family members on the construction process and expectations.

  • Assist the Project Manager in selecting qualified subcontractors and vendors for each project.

  • Evaluate, train, and directly supervise on-site employees, including laborers and carpenters.

  • Coordinate carpenters, laborers, tools, equipment, and construction vehicles to ensure efficient workflow.

  • Anticipate potential problems and proactively address issues before they impact schedule, quality, or budget.

  • Create and maintain three-week look-ahead schedules and provide weekly updates to the Project Manager.

  • Call and schedule all subcontractors according to project pace and evolving site conditions.

  • Order, receive, and monitor materials to ensure accuracy, quality, and timely availability.

  • Meet with mechanical contractors before work begins to oversee tagging and documentation of mechanical systems.

  • Videotape the interior of all rooms prior to insulation to document conditions and installations.

  • Schedule, monitor, and account for tools used on site, ensuring proper use and maintenance.

  • Maintain positive relationships with neighbors and town officials, representing the project professionally.

  • Request, coordinate, and monitor building department inspections throughout the project.

  • Maintain current construction plans and SK (sketch) logs, ensuring all site documentation is up to date.

  • Request and monitor foundation location and as-built surveys to confirm accuracy of construction.

  • Update and maintain as-built utility site drawings to reflect field conditions.

  • Send requests for information (RFIs) to architects and maintain a detailed log of all requests and responses.

  • Review all design drawings for accuracy, practicality, and efficiency before and during construction.

  • Review shop drawings to confirm they reflect as-built conditions and will work with future plans.

  • Prepare lumber take-offs from framing plans to support accurate material ordering.

  • Prepare trim take-offs and review cuts and literature from suppliers and subcontractors.

  • Perform and document safety training for site personnel and ensure compliance with safety standards.

  • Maintain excellent job site housekeeping and enforce daily site cleanliness.

  • Prepare daily field reports and send them to the office via fax or email, keeping the team informed on progress.

  • Monitor project budgets, request necessary information from internal stakeholders, and document all time-and-material work.

  • Schedule and supervise pre-punch list meetings with subcontractors to prepare for project completion.

  • Create detailed punch lists, track completion items, and ensure all work meets quality standards.

  • Collect and maintain product warranties and instruction manuals for turnover to the client.

  • Coordinate and assist the Project Manager with final certificate of occupancy inspections and obtaining the certificate of occupancy.

  • Plan, assign, and direct the work of laborers, carpenters, and subcontractors, while addressing complaints and resolving problems.

  • Communicate effectively with clients, their advisors, internal team members, subcontractors, and vendors to keep everyone aligned.

  • Manage multiple residential projects when required, including large-scale home renovations, remodels, and additions.

  • Use tools confidently to complete general handyman and basic carpentry tasks that support project progress.

  • Leverage project management systems and software (such as Buildertrend) to track schedules, documentation, and communication.

Essential Skills
  • Ability to communicate effectively both verbally and in writing with clients, internal teams, subcontractors, and vendors.

  • Strong project management skills with the ability to manage multiple tasks and projects simultaneously.

  • Proven ability to organize, prioritize, and perform a variety of field and administrative tasks in a fast-paced environment.

  • Hands-on capability to perform a wide range of carpentry and general handyman tasks on site.

  • Seven to ten years of experience in all phases of residential construction, including renovations, remodels, additions, and luxury homes.

  • At least two years of supervisory experience overseeing laborers, carpenters, and subcontractors.

  • Experience managing high-end residential projects as a Project Manager or Site Superintendent.

  • Demonstrated ability to manage a complex home renovation, remodel, or addition with budgets up to several million dollars.

  • Experience managing more than one project at a time while maintaining quality and schedule.

  • Good driving record to support frequent travel between job sites and suppliers.

  • Ability to stand, walk, climb stairs and ladders, bend, kneel, crawl, reach and work overhead, and lift and carry construction materials as part of daily work.

  • Comfort working on active construction sites for the majority of the workday.

Additional Skills & Qualifications
  • B.S. or B.A. degree in Business Management, Construction Management, or a related field is desirable.

  • Carpentry experience, including framing and finish work, is strongly preferred.

  • Experience working within a high-end residential construction company is highly valued.

  • Familiarity with Buildertrend or similar construction project management software.

  • Ability to read and interpret architectural and engineering drawings, shop drawings, and specifications.

  • Strong attention to detail in documentation, including RFIs, as-built drawings, logs, and daily reports.

  • Proactive, solutions-focused mindset with the ability to anticipate and resolve issues before they elevate.

  • Client-facing experience, including educating homeowners on process and maintaining professional relationships.

  • Comfort working with town officials, inspectors, and other regulatory stakeholders.

  • Commitment to maintaining high standards of integrity, safety, quality, and customer service.

Work Environment

This role is primarily field-based, with approximately 95% of time spent on active residential job sites. Normal business hours are typically from 7:00 AM to 4:00 PM, with occasional overtime required based on project needs and inspection schedules. The work is physically active and includes frequent standing, walking, climbing stairs and ladders, bending, kneeling, crawling, reaching and working overhead, and lifting and carrying lumber, notebooks, plans, and miscellaneous construction materials. The Site Superintendent works on high-end residential properties, including luxury homes undergoing renovations, remodels, and additions, and interacts regularly with clients, neighbors, town officials, subcontractors, and internal team members. The environment involves the use of standard construction tools, equipment, and vehicles, as well as project management systems such as Buildertrend. Cleanliness and organization are emphasized, with an expectation of maintaining a tidy, professional job site every day.

Pay and Benefits

The pay range for this position is $100000.00 - $120000.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
