The role requires strong leadership, organizational skills, and the ability to manage staffing, service performance, and costs while maintaining a clean, safe, and professional facility.

Qualifications

• Experience managing janitorial services at large commercial, corporate, or industrial facilities (3–5 years).
• Experience with client-specific procedures, regulated spaces, or documented cleaning requirements.
• Experience with service verification applications or other electronic service documentation systems.

Responsibilities

• Oversee daily janitorial operations and ensure services are completed per schedules, levels, and client requirements.
• Lead, train, supervise, and support janitorial staff; manage schedules, attendance, and payroll accuracy.

Job Description

Velociti Services is seeking an experienced and service-oriented Janitorial Site Manager to oversee janitorial operations at the adidas facility. This position is responsible for leading the site team, coordinating daily cleaning services, maintaining service quality, and ensuring that all work is performed in accordance with client expectations, established procedures, and applicable safety requirements.

The Site Manager serves as a key point of contact between Velociti Services, the client, and site personnel. The successful candidate will have strong leadership and organizational skills, a thorough understanding of janitorial operations, and the ability to manage staffing, service performance, and operational costs while maintaining a clean, safe, and professional facility.

Duties / Responsibilities

Site Operations and Service Delivery

• Oversee daily janitorial operations and ensure all assigned services are completed according to established schedules, service levels, and client requirements.
• Develop and maintain cleaning schedules, work assignments, and staffing plans to provide adequate coverage across designated facility areas.
• Coordinate routine cleaning, periodic services, and response-based requests, including spills, special events, inclement weather, and other urgent cleaning needs.
• Monitor service performance throughout the facility, including offices, conference rooms, restrooms, cafeterias, breakrooms, fitness areas, common spaces, and other designated areas.
• Conduct regular inspections to verify cleanliness, appearance, and compliance with established standards.
• Identify service deficiencies and implement corrective actions in a timely manner.
• Address staffing shortages, equipment issues, and operational challenges to minimize service disruptions.

Team Leadership and Staff Management

• Lead, train, supervise, and support janitorial employees, including cleaners, floor technicians, and other assigned personnel.
• Communicate daily expectations, cleaning procedures, schedules, and site-specific requirements.
• Monitor employee performance and provide coaching, feedback, and additional training as needed.
• Ensure employees follow approved cleaning procedures, safety protocols, and client requirements.
• Manage employee schedules, attendance, timekeeping, and overtime to maintain adequate service coverage.
• Review and approve timesheets and payroll information for accuracy, in accordance with company procedures.

Client Communication and Customer Service

• Serve as a primary point of contact for client representatives regarding janitorial service delivery and site operations.
• Maintain professional and responsive communication with client contacts, Velociti Services management, and site employees.
• Address client feedback, service concerns, and special requests promptly and professionally.
• Provide updates regarding service performance, staffing, operational issues, and corrective actions.
• Coordinate with designated client representatives when additional support, clarification, or escalation is required.
• Report emergencies and significant operational concerns promptly in accordance with site procedures.

Safety, Compliance, and Training

• Ensure all employees comply with applicable safety, sanitation, and site-specific procedures.
• Reinforce the proper use of cleaning equipment, chemicals, and personal protective equipment (PPE).
• Ensure cleaning chemicals are approved for use by the client and that employees follow applicable handling and storage requirements.
• Maintain required employee safety and technical training, including documented training and approved procedures for regulated areas when applicable.
• Ensure employees follow client procedures for cleaning specialized or regulated spaces and complete required documentation and equipment logs.
• Promptly report hazards, including unknown spills, and follow client or HSE direction before cleanup when required.
• Maintain compliance with applicable local, state, and federal requirements and company policies.

Service Documentation and Technology

• Ensure routine cleaning activities and required service records are accurately documented.
• Oversee the use of the Peazy service verification application, ensuring accurate service login times and required photo documentation.
• Monitor service verification compliance and address missing, inaccurate, or incomplete records.
• Ensure any verified technical issues with the service verification system are reported and appropriately documented.

Supplies, Equipment, and Budget Oversight

• Monitor the availability and use of cleaning supplies, consumables, and equipment.
• Ensure dispensers are clean, stocked, and functioning properly, and coordinate replenishment of consumables according to client procedures.
• Coordinate with designated client contacts regarding supply needs, ordering, and availability.
• Maintain appropriate use and storage of cleaning materials and equipment.
• Manage site labor costs, staffing levels, overtime, and operational expenses within established budget parameters.
• Identify opportunities to improve efficiency and reduce waste without compromising service quality.
• Report equipment malfunctions, supply concerns, and budget-related issues to the appropriate contacts.

Additional Responsibilities

• Support special cleaning projects and client-requested services as needed.
• Perform other duties as assigned.

Preferred Qualifications

• Experience managing janitorial services at a large commercial, corporate, or industrial facility. Minimum 3-5 Years.
• Experience working in environments with client-specific procedures, regulated spaces, or documented cleaning requirements.
• Experience with service verification applications or other electronic service documentation systems.
• Experience managing large cleaning teams or multi-shift operations.
