Job summary

Atoms is building the physical infrastructure for the future of mobility. The Development Associate will execute the full lifecycle of site projects under a Real Estate Development Manager, handling diligence, entitlements, permitting, design coordination, energization, construction support, and launch.

This role requires 3–6 years in real estate development or related fields, with hands-on experience in utility coordination, budgeting and scheduling, and strong underwriting/modeling abilities.

Qualifications

• 3–6 years in real estate development or related fields.
• Hands-on experience with utility coordination, entitlements, permitting, diligence, budgeting and scheduling.
• Advanced underwriting/modeling skills for investment materials.
• Strong communication and team-collaboration mindset.
• Experience incorporating AI into daily workflows.

Responsibilities

• Own full lifecycle of sites: diligence, entitlements, permitting, design coordination, energization, construction support, launch.
• Lead on entitlements, permitting, utility coordination and energization timelines.
• Develop underwriting models and investment committee materials with supporting diligence.
• Manage project schedule and budget, forecast, and flag risks early.
• Coordinate with construction and design teams, review contracts and invoices.
• Help build scalable playbooks across markets to accelerate future site launches.
• Represent Atoms to partners, landlords, utilities, AHJs, consultants, and leadership.
