Prime Residential is seeking a Service Technician II to maintain and upgrade a 424-unit community in Oceanside, CA. You will handle resident requests, prepare vacant units for occupancy, and ensure safety and aesthetic standards across the property.

You will diagnose, repair, and document routine maintenance tasks, participate in on-call rotations, and work with a team to deliver exceptional resident experiences. This full-time role offers comprehensive benefits and growth opportunities.

Responsibilities

• Diagnose and perform routine maintenance on appliances, exteriors, doors, locks, electrical systems, plumbing, HVAC, and safety equipment.
• Prepare and update reports, work orders, and trackers.
• Inspect vacated apartments and prep for new residents to market-ready standards.
• Conduct routine fire and life/safety inspections and annual unit inspections.
• Maintain records of preventative maintenance and service requests in the app.
• Respond to resident inquiries professionally and address safety concerns promptly.
• Keep grounds clean and monitor inventory of parts and materials.

Villages of Monterey has 424 units and is located in Oceanside, CA.

Schedule

Friday through Tuesday 9:00 am to 6:00 pm in addition to participation in an on-call rotation requirement.

Target Pay

$30.02 per hour

Role Overview

As a Service Technician II, you will be the driving force behind the upkeep and maintenance of our community, The Service Technician II is responsible for completing resident and community maintenance requests promptly and preparing vacant apartments for occupancy. This role ensures the community's cleanliness, aesthetic appeal, and functionality, meeting Prime's standards of excellence. You play a crucial role in maintaining the community's appearance and safety. Your work significantly impacts residents' and prospects' first impressions.

Key Responsibilities

• Diagnose and perform routine maintenance on appliances, building exteriors, doors, locks, electrical systems, flooring, landscaping, HVAC (with proper certification), plumbing, pools, and safety equipment.
• Prepare and update reports, work orders, and trackers.
• Inspect and prepare vacated apartments for new residents, ensuring they meet market-ready standards.
• Perform routine fire and life/safety inspections and annual unit inspections.
• Maintain accurate records of preventative maintenance, service requests, and apartment readiness through our mobile facilities application.
• Respond to resident inquiries and service requests with professionalism and efficiency.Ensure the community is free of unsafe conditions and promptly address any issues.
• Be familiar with utility cut-offs and property layout maps.
• Keep the community grounds clean and report any service needs.
• Maintain inventory of spare parts and materials, ensuring readiness for common repairs.

Requirements

• 2+ years of related experience in residential property maintenance (painting, appliance repair, plumbing, HVAC, etc.)
• Valid driver’s license for operating community vehicles and/or golf carts.
• Able to participate in the shared, mandatory on call rotation.
• Multi-Family housing experience is preferred.
• HVAC Certification is preferred.
