Saturdays may be required during May through August.
Position Overview:
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. HVAC certification is required.
Essential Duties and Responsibilities:
- Perform repairs to make-ready units in a timely manner.
- Be responsible for 24-hour on-call duties as scheduled by the Service Manager, responding to on-call paging.
- Assist the Service Manager or Housekeeper with their work if necessary.
- Assist grounds personnel with trashing out units if needed.
- Assist with inventory control and utilization of maintenance materials and supplies.
- Inspect property for improvements and repairs, review findings with the Service Manager.
- Perform work order requests and ensure same-day completion whenever possible.
- Ensure grounds are free of litter at all times.
- Operate and perform scheduled maintenance on all equipment properly.
- Know the location of emergency cut-offs for gas, water, and sewer clean-outs.
- Paint interior and exterior surfaces as required.
- Assist the Property Manager or other staff members when requested.
- Maintain a professional appearance and good attitude at all times.
- Follow all policies outlined in the Employee Handbook and Maintenance General Operating Policies.
- Keep the maintenance shop clean and organized.
- Be immediately available in case of snow or emergencies.
- Work well with other staff and be flexible to transfer to other properties if needed.
- Perform other duties as assigned.
Qualifications:
- HVAC skills with CFC certification.
- CPO certification preferred.
- Skills in plumbing, electrical, and carpentry.
- Knowledge of SDS and OSHA regulations.
- 608 Refrigerant Certification is preferred but not required; training available.
Working Conditions:
- May require night/weekend work.
- Required to be on call.
- Work performed indoors and outdoors, in temperatures below 32°F and above 100°F.
Education and Experience:
High school diploma or GED; 1-3 months of related experience and/or training, or equivalent.
Certificates and Licenses:
- Current driver’s license.
- CFC certification where needed.
Additional Skills:
- HVAC, plumbing, carpentry, electrical skills.
- Pool certification if required.
Other Qualifications:
- Knowledge of OSHA regulations and MSDS standards.
Physical Demands:
Regularly required to stand, walk, use hands, reach, talk, and hear. Frequently sit, climb, balance, stoop, kneel, crouch, or crawl. Occasionally taste or smell. Must frequently lift/move up to 100 pounds. Vision abilities include peripheral and depth perception.
Work Environment:
Exposure to moving mechanical parts, chemicals, weather conditions, electrical hazards, and other environmental factors. Noise level is usually moderate.
