Job description

The Service Technician is to assist the Lead Service Technician in maintaining the physical integrity of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and perform other duties as requested by the Community Manager.

Key Performance Indicators

A successful Service Technician will routinely achieve the following performance metrics:

1. Maintenance expenses within the Community’s Maintenance Budget
2. Work Order completion within 3 days of submission
3. Make Ready completion within 5 days of move-out
4. Monthly completion of Hug-a-Building and Preventative Maintenance Work Orders

Technical Responsibilities

1. Make Readies: process includes float and texture, hardware installation, flooring, paint, cabinetry, plumbing fixtures, caulking, and windows.
2. Completes the MAKE READY PLANNING & PUNCHLIST prior to starting work in a make-ready, using the right-hand method.
3. Obtains approval of the MAKE READY PLANNING & PUNCHLIST before beginning work.
4. Utilizes the MAKE READY PLANNING & PUNCHLIST during the make-ready by initialing completed scopes.
5. Completes independent quality reviews for the MAKE READY PLANNING & PUNCHLIST.
